The Catalan logistics real estate market has reached 240,747 m², representing a 63% increase compared to the same period last year. This growth confirms the dynamism of the Catalan logistics market and consolidates the recovery of activity, with a quarter marked by the signing of several large-scale transactions, according to the Catalonia Logistics Market Report Q1 2026 published by FORCADELL.
In total, 22 transactions have been completed, placing the average deal size at 10,943 m². This figure reflects a high level of activity, with a clear predominance of large-scale operations.
Of the total contracted space, 163,068 m² (68%) corresponds to newly built assets, either turnkey or built-to-suit developments, while 77,679 m² (32%) has been signed in existing assets. Gerard Plana, Director of Industrial-Logistics at FORCADELL, states that “these figures highlight the demand’s preference for modern product, as well as the strong absorption of available stock. In this context, immediate availability continues to be one of the determining factors in operators’ decision-making.”
By size, the market has been clearly dominated by large-scale transactions, with 50% of take-up concentrated in assets over 10,000 m², followed by the 5,000–10,000 m² segment, which accounts for 32% of the total.
Most of the contracted space has been located in Barcelona’s 3rd ring, which reached 119,360 m² (49%) across 9 transactions. This is followed by the 2nd ring with 110,130 m² (46%) in 10 transactions, consolidating itself as one of the main logistics hubs. Meanwhile, the 1st ring has accounted for 11,257 m² (5%) across 3 transactions, maintaining a more limited and selective level of activity, constrained by the structural shortage of available product.
As for rents, the first quarter of the year has shown a stable trend, with slight increases in newly built assets located in the most established areas. At the same time, commercial incentives remain in certain transactions, especially in existing assets or secondary locations, in order to improve competitiveness and facilitate decision-making by operators.
