FORCADELL markets a Built-to-Suit logistics warehouse in the Corredor de Henares

Gran Europa has entrusted FORCADELL with the marketing of a Built-to-Suit logistics warehouse in the SI-20 industrial park, in Cabanillas del Campo, within the strategic axis of the Corredor de Henares. This asset is designed to meet the highest operational demands, within modern facilities adapted to the specific needs of its occupants and based on high sustainability standards.

The warehouse has a total area of 5,600 m², including a 5,295 m² storage area and a 250 m² office space. Additionally, the plot on which it is located has a total area of 9,469 m², providing the necessary space for large-scale logistics operations. One of the warehouse’s standout features—being one of the few with these dimensions in the area—is its interior height of 13.70 meters, allowing for maximum storage space utilization. The warehouse also has 7 loading docks and a ramp.

The Corredor de Henares: A Key National Logistics Hub

At the same time, the platform is located in one of the key logistics hubs at the national level, the Corredor de Henares, due to its strategic importance and high concentration of companies in the logistics and transportation sectors. This location places the new asset just 42 kilometers from Madrid Airport and 54 kilometers from the city center, providing quick access to major highways such as the A-2 and R-2.

Regarding this, Gerard Plana, Director of the Industrial – Logistics Department at FORCADELL, highlights that “thanks to its location, the platform guarantees excellent connectivity for logistics operations, positioning itself as a key asset for companies seeking speed and efficiency in accessing national and international markets.”

Along with its Built-to-Suit design, which allows adaptation to the needs of the occupying company, and its prime location, this logistics warehouse also meets the market’s environmental standards, holding a BREEAM “Very Good” certification. Additionally, it is prepared for high-risk operations (level 8), making it suitable for intensive industrial activities.
