FORCADELL advises osapiens on the lease of a 2,313 m² office building in Madrid

FORCADELL has advised osapiens, the tech startup specializing in sustainability solutions, on the lease of an exclusive office building in Madrid, an operation that strengthens the company’s commitment to the Spanish market. The deal was managed exclusively by Knight Frank.

The building where the tech company will be based features a design inspired by iconic urban areas such as Shoreditch (London) and Meatpacking (New York) and offers 2,313 m² of flexible space tailored to current workplace needs and practices. With open-plan floors and floor-to-ceiling windows, the property allows ample natural light to flow in, creating a comfortable work environment. Additionally, it includes a large garden at the entrance, facilitating the creation of more flexible and collaborative workspaces.

Corporate spaces designed to enhance productivity and well-being

Located in one of Madrid’s fastest-growing and most in-demand areas, the property boasts excellent connectivity, with close access to metro stations such as Atocha, Méndez Álvaro, and Delicias, as well as the Puerta de Atocha train station, the capital’s main transport hub.

osapiens: solutions for compliance with international ESG regulations

Co-founded in Germany in 2018 by Spanish entrepreneur Alberto Zamora, this startup chose Spain in 2024 as one of the first countries to operate in outside of German territory.

Through its cloud-based technology platform, osapiens HUB, the company helps businesses comply with international ESG regulations and produce sustainability reports. The platform already includes 20 solutions, including CSRD (Corporate Sustainability Reporting Directive), EUDR (EU Deforestation Regulation), CCF (Corporate Carbon Footprint), CBAM (Carbon Border Adjustment Mechanism), and NIS 2 (Cybersecurity Directive).
