Take-up reached 253,204 sqm during the third quarter, 4% more than in the previous quarter, according to FORCADELL\u2019s latest report.<\/strong><\/p>\n<\/div>\n\n

Transactions exceeding 10,000 sqm accounted for 82% of total take-up, highlighting the strong contribution of large-scale deals.<\/strong><\/p>\n<\/div>\n\n

\n

The 2nd Ring led market activity during the quarter, both in terms of take-up and number of transactions.<\/strong><\/p>\n<\/div>\n\n

Logistics take-up in Catalonia reached 253,204 sqm during the third quarter of 2026, representing a 101% increase<\/strong> compared with the same period of the previous year. Activity also grew by 4% compared with the second quarter, while cumulative take-up during the first nine months of the year stood at 738,105 sqm, 70% more than in the same period of 2025.<\/p>\n<\/div>\n\n

A total of 21 transactions<\/strong> were recorded during the quarter, with an average size of 12,057 sqm, above the 11,098 sqm recorded in the previous quarter. Large-scale transactions<\/strong> played a particularly significant role: deals exceeding 10,000 sqm accounted for 206,458 sqm across 10 transactions, equivalent to 82% of total take-up. The 5,000\u201310,000 sqm segment represented 6% of the total, while transactions below 5,000 sqm accounted for 12%.<\/p>\n<\/div>\n\n

Gerard Plana, Director of Industrial & Logistics at FORCADELL<\/strong>, states: \u201cThe quarterly figures show a logistics market with a solid level of activity and a balanced geographical distribution across the different rings. The presence of large-scale transactions and the weight of new-build assets help explain the market\u2019s performance during the period and highlight its ability to accommodate projects of different types.\u201d<\/p>\n<\/div>\n\n

New-build assets account for 64% of take-up<\/h2>\n<\/div>\n\n
\n

Of the total space taken up during the third quarter, 162,946 sqm, or 64%, corresponded to new-build logistics properties<\/strong>, while the remaining 90,258 sqm, or 36%, related to existing assets. The share of new-build space increased compared with the second quarter, when it accounted for 61% of total take-up.<\/p>\n<\/div>\n\n

This distribution reinforces the leading role of new-build assets during the quarter<\/strong>, in a period also characterised by the strong concentration of take-up in large-scale transactions.<\/p>\n<\/div>\n\n

The 2nd Ring leads quarterly activity<\/h2>\n<\/div>\n\n
\n

By location, the 2nd Ring recorded the highest volume<\/strong> of take-up, with 92,043 sqm, representing 36% of the total, across 12 transactions. Activity in this area was mainly driven by deals completed in Martorell and Lli\u00e7\u00e0 de Vall, making it the most active ring both in terms of take-up and number of transactions.<\/p>\n<\/div>\n\n

The 3rd Ring<\/strong> recorded 86,389 sqm, representing 34% of the total, across 5 transactions, with Sant Fruit\u00f3s de Bages and Valls as the main activity hubs.<\/p>\n<\/div>\n\n

Meanwhile, the 1st Ring<\/strong> reached 74,772 sqm, representing 30% of total take-up, across 4 transactions. This volume was three times higher than in the second quarter, when 25,083 sqm were taken up, mainly due to the impact of a large-scale owner-occupier development in Barcelona.<\/p>\n<\/div>\n\n

Rental levels show different trends across the rings<\/h2>\n<\/div>\n\n

Closing rents showed different trends<\/strong> across the three rings during Q3 2026.<\/p>\n<\/div>\n\n

\n

In the 2nd Ring<\/strong>, the weighted average closing rent stood at \u20ac7.1\/sqm\/month, compared with \u20ac6.8\/sqm\/month in the second quarter, with peak levels reaching \u20ac7.95\/sqm\/month. In the 3rd Ring<\/strong>, rents remained between \u20ac3.5 and \u20ac5.25\/sqm\/month, depending on the age of the asset. Finally, in the 1st Ring<\/strong>, based on a limited sample of transactions, closing rents reached \u20ac9.25\/sqm\/month.<\/p>\n<\/div>\n\n
