This situation is driving a trend that is gaining momentum year after year: <strong>the conversion of existing industrial assets<\/strong> and the development of projects on <em>brownfield<\/em> sites.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\"><strong>What are<\/strong> <strong><em>brownfield<\/em><\/strong> <strong>projects and why are they becoming increasingly relevant?<\/strong><\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><em>Brownfield<\/em> developments involve <strong>the transformation of former industrial land or facilities<\/strong> to give them a new productive use. Unlike traditional <em>greenfield<\/em> projects, which are developed on previously undeveloped land, <em>brownfield<\/em> projects make it possible to <strong>take advantage of established locations<\/strong>, with existing infrastructure and excellent transport connections.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>This strategy offers several advantages:<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li>Access to locations close to major consumer hubs.<\/li>\n\n\n\n<li>Shorter planning and development times in certain projects.<\/li>\n\n\n\n<li>Reuse of already industrialised land.<\/li>\n\n\n\n<li>Lower territorial impact compared with developing new land.<\/li>\n\n\n\n<li>Greater capacity to respond to demand for last-mile logistics and regional distribution.<\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>In markets where supply is highly constrained, such as Barcelona, these projects have become one of the main ways of generating new logistics <em>stock<\/em>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\"><strong>Barcelona\u2019s first logistics ring: a market with steady demand<\/strong><\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Demand for modern logistics platforms remains high, particularly in strategic municipalities in the Vall\u00e8s, Baix Llobregat and other areas close to the metropolitan area.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Companies are looking for <strong>facilities capable of meeting new operational requirements<\/strong>:<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li>Greater energy efficiency.<\/li>\n\n\n\n<li>Spaces adapted to automation.<\/li>\n\n\n\n<li>Higher clear heights.<\/li>\n\n\n\n<li>Sustainability certifications.<\/li>\n\n\n\n<li>Flexibility for multi-client operations.<\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>However, <strong>available supply in these locations is limited<\/strong>, which is increasing interest in repositioning and industrial regeneration projects.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\"><strong>Sustainability also means reusing land<\/strong><\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Beyond purely real estate considerations, <strong>the regeneration of industrial spaces aligns with the sustainability goals<\/strong> shaping the future of the sector. Reusing already urbanised land helps reduce the occupation of new sites, optimise existing infrastructure and promote more efficient growth in logistics areas.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>As a result, more and more investors, developers and operators are incorporating ESG strategies that include the refurbishment and transformation of industrial assets as part of their growth plans.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\"><strong>An example of how to create value in a mature market<\/strong><\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>One example of this trend was <a href=\"https:\/\/forcadell.com\/en\/belog-acquires-brownfield-land-in-terrassa-forcadell\/\" target=\"_blank\" rel=\"noreferrer noopener\">BeLog\u2019s acquisition, advised by FORCADELL, of an industrial plot<\/a> covering 15,922 sqm in Terrassa, a strategic location within Barcelona\u2019s first logistics ring.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>The project includes the development of a <strong>state-of-the-art logistics warehouse<\/strong> with approximately 11,600 sqm of gross leasable area (GLA), strengthening the company\u2019s presence in one of Europe\u2019s logistics markets with the most limited supply.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>The transaction reflects an increasingly common reality: the ability to <strong>identify off-market opportunities and transform industrial assets<\/strong> into new spaces adapted to the current needs of operators and occupiers.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\"><strong>A market that will continue to evolve<\/strong><\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>\u201cEverything suggests that the shortage of available land will remain <strong>one of the main challenges facing the Catalan logistics market<\/strong> over the coming years. In this context, <em>brownfield<\/em> projects and industrial regeneration will continue to gain prominence as a way of generating new supply in established locations,\u201d says Gerard Plana.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>The combination of sustained demand, limited land availability and the need for more efficient facilities is redefining the way logistics assets are developed. Transactions such as BeLog\u2019s project in Terrassa show how <strong>the sector is finding new ways to grow<\/strong> in an increasingly competitive
