Catalonia’s logistics market recorded 244,154 sq m of take-up in the second quarter of 2026<\/strong>, representing a 52% increase compared to the same period last year<\/strong>, according to FORCADELL’s latest market report. Compared with the first quarter, activity remained broadly stable, posting a 1% increase<\/p>\n<\/div>\n\n

\n

These figures confirm a particularly dynamic first half for the Catalan logistics market, with cumulative take-up reaching 484,901 sq m<\/strong>, up 58% year-on-year. During the second quarter, 22 transactions<\/strong> were completed, with an average deal size of 11,098 sq m. Market activity was largely driven by the significant contribution of large-scale transactions.<\/p>\n<\/div>\n\n

In this regard, deals exceeding 10,000 sq m accounted for 174,339 sq m<\/strong>, equivalent to 71% of quarterly take-up. Meanwhile, the 5,000\u201310,000 sq m segment made up 17% of the total.<\/p>\n<\/div>\n\n

Gerard Plana, Director of Industrial & Logistics at FORCADELL<\/a>, highlights that “the second-quarter figures reflect a high level of market activity and the significant impact of large-scale transactions<\/strong>. At the same time, the growth in cumulative take-up during the first half of the year confirms sustained market momentum, with activity varying across locations and asset types”.<\/p>\n<\/div>\n\n

New-build assets account for 61% of logistics take-up<\/h2>\n<\/div>\n\n
\n

Seg\u00fan datos de FORCADELL, del volumen total contratado durante el trimestre, 148.941 m\u00b2 (61%)<\/strong>, corresponden a naves de obra nueva<\/strong>, mientras que los 95.213 m\u00b2 restantes, el 39%, se han formalizado en naves existentes. La obra nueva mantiene, por tanto, un peso mayoritario en la contrataci\u00f3n, aunque inferior al registrado durante el primer trimestre. Paralelamente, la absorci\u00f3n de naves existentes ha ganado relevancia.<\/p>\n<\/div>\n\n

According to FORCADELL, 148,941 sq m, equivalent to 61% of total quarterly take-up, corresponded to new-build logistics assets<\/strong>, while the remaining 95,213 sq m (39%) corresponded to existing stock. Although new-build assets continued to dominate take-up, their share declined compared with the first quarter. Meanwhile, absorption of existing stock gained momentum.<\/p>\n<\/div>\n\n

The 3rd Ring accounts for 54% of total take-up<\/h2>\n<\/div>\n\n

By area, Barcelona’s 3rd Ring<\/strong> recorded the highest volume of take-up, with 132,288 sq m<\/strong>, representing 54% of the total<\/strong>, across 6 transactions. This performance was mainly driven by transactions completed in La Bisbal del Pened\u00e8s and Valls.<\/p>\n<\/div>\n\n

The 2nd Ring<\/strong> registered 86,783 sq m, accounting for 36% of total take-up<\/strong>, across 12 transactions. Although the volume of take-up was lower than in the Third Ring, it recorded the highest number of transactions during the quarter, reflecting a more diversified level of activity.<\/p>\n<\/div>\n\n

The 1st Ring, in turn, reached 25,083 sq m of take-up, representing 10% of the total<\/strong>, across 4 transactions. Activity remained constrained by the structural shortage of available logistics stock, although it improved compared with the previous quarter.<\/p>\n<\/div>\n\n

For new-build assets, headline rents reached \u20ac10\/sq m\/month in the 1st Ring, \u20ac8\/sq m\/month in the 2nd Ring, and \u20ac4.5\/sq m\/month in the 3rd Ring.<\/p>\n<\/div>\n\n\n
