Nevertheless, the volume <strong>represents a 37% increase compared to the same period of the previous year<\/strong>, reflecting the market\u2019s resilience in a global context marked by uncertainty, according to the latest Barcelona Office Market Report published by FORCADELL.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Manel de Bes, Director of the Office Department at FORCADELL, explains that \u201cthis growth is underpinned by the <strong>dynamism of areas such as 22@<\/strong> and the market\u2019s ability to adapt to longer corporate decision-making processes.\u201d In this regard, the technology district has been the main driver of activity, <strong>accounting for 41% of transactions and more than 60% of total take-up<\/strong>, consolidating its position as one of the most attractive hubs for corporate occupiers.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Plug &amp; play spaces have played a key role in this performance, facilitating decision-making by reducing fit-out costs and implementation timelines. At the same time,<strong> the city centre accounted for 27% of take-up<\/strong>, while <strong>peripheral submarkets reached 21%<\/strong>, highlighting a gradual diversification of demand.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>By sector, the <strong>technology and pharmaceutical industries led activity<\/strong> in Q1 2026, representing <strong>more than 61%<\/strong> of total take-up. Additionally,<strong> 42% of transactions<\/strong> corresponded to <strong>relocations with expansion<\/strong>, underscoring a trend of corporate growth and a positive market trajectory.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Sustained decline in availability and improved market balance<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>According to FORCADELL\u2019s report data, office availability in Barcelona continues to decline steadily, marking a full year of consecutive decreases. The current vacancy rate stands at 11.7%, below the 12% recorded in the previous quarter, in a context of active absorption and limited new supply.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>The 22@ district and the NBA Fira area account for 52%<\/strong> of available space, with the technology district playing a prominent role, representing nearly 40% of the total. Meanwhile, peripheral submarkets account for around 25% of availability, consolidating their position as a competitive alternative, while the city centre holds close to 20% and the <strong>CBD remains the most exclusive market<\/strong>, with availability at around 4%.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Rental stability and increasing market segmentation<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>Office rents in Barcelona remain stable<\/strong> in an increasingly segmented market driven by location and asset quality. The CBD stands out as the most robust submarket, with prime rents at \u20ac26\/m\u00b2\/month and very limited supply, while 22@ reaches \u20ac21\/m\u00b2\/month, supported by incentives and a growing stock of fitted space.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>In NBA Fira \/ Plaza Europa, rents stand at around \u20ac17\/m\u00b2\/month, consolidating its position as an efficient alternative, while peripheral areas offer greater flexibility, with rents at \u20ac11\/m\u00b2\/month and a higher level of incentives to stimulate demand.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">A more mature, flexible, and efficiency-driven market<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>\u201cThe Barcelona office market enters 2026 in a phase of<strong> greater maturity and selectivity<\/strong>, where <strong>product quality, location, and flexibility<\/strong> are consolidated as key decision-making factors,\u201d notes Manel de Bes.
