The office market in Barcelona recorded 103,000 m\u00b2 of take-up during the third quarter of the year<\/strong>, representing a 67.2% increase<\/strong> compared to the same quarter in 2024, according to data from the Barcelona Office Market Report presented by FORCADELL.<\/p>\n<\/div>\n\n

This figure is higher than expected<\/strong> for a period traditionally marked by lower activity due to the summer season. The increase is mainly explained by the closing of long-negotiated deals, seven large transactions (each exceeding 4,000 m\u00b2) and a significant number of relocations with expansion, which could indicate a change in demand trends.<\/p>\n<\/div>\n\n

In cumulative terms, the total office space leased <\/strong>during the first three quarters reached 245,000 m\u00b2<\/strong>, in line with the 241,000 m\u00b2 recorded in the same period of the previous year. According to Manel de Bes, Head of the Office Department at FORCADELL, this reflects \u201ca similar annual performance to last year, with forecasts around 300,000 m\u00b2. However, the closing of several large-scale operations expected for the fourth quarter could push total take-up above last year\u2019s figures.<\/strong>\u201d<\/p>\n<\/div>\n\n

Furthermore, there is evidence of a consolidation of companies in strategic locations<\/strong> and a growing number of relocations with expansion<\/strong> \u2014 \u201csignals that reflect a more active and selective market, with increasingly thoughtful decisions, where the quality of the property, its location, and the contractual conditions play a key role,\u201d adds de Bes.<\/p>\n<\/div>\n\n

According to the published data, the 22@ district continues to consolidate as the main hub of activity<\/strong>, concentrating around 50% of the total office space leased in the city during the third quarter. This district maintains its appeal thanks to its Class A buildings and high-quality services for employees.<\/p>\n<\/div>\n\n

The sectors leading office demand over these three months were technology<\/strong>, public administration<\/strong>, coworking<\/strong>, and education<\/strong>, which together accounted for 75% of the total corporate space absorbed during this period.<\/p>\n<\/div>\n\n

Regarding the office vacancy rate in Barcelona, the analysis published by FORCADELL shows a slight downward trend, now standing at 12.5%, marking four consecutive quarters of decline. As the report highlights, availability varies by area: with a 2-percentage-point decrease compared to the previous quarter, the 22@ district continues to concentrate the largest supply (around 38%), while the CBD has the lowest availability (less than 3%) and no new supply expected in the short or medium term.<\/p>\n<\/div>\n\n\n
