El inmolog\u00edstico catal\u00e1n ha alcanzado los 147.688 m\u00b2 de superficie contratada<\/strong> en 10 operaciones durante el primer trimestre de 2025, dato que evidencia un fuerte repunte con un incremento del 64% <\/strong>respecto al mismo periodo del a\u00f1o anterior, seg\u00fan se\u00f1ala el Informe del Mercado Log\u00edstico en Catalu\u00f1a Q1 2025 <\/strong>presentado por FORCADELL.<\/p>\n<\/div>

La mayor parte de la superficie contratada se ha situado en la\u00a03\u00aa Corona de Barcelona<\/strong>, que ha alcanzado los\u00a075.515 m\u00b2\u00a0(51% del total) en 2\u00a0operaciones. Le sigue la\u00a02\u00aa Corona, con\u00a052.466 m\u00b2\u00a0(36% del total) en 5\u00a0operaciones, y la\u00a01\u00aa Corona, que ha registrado\u00a019.707 m\u00b2\u00a0(13% del total) en\u00a03 operaciones.<\/p>\n<\/div>

Asimismo, destaca el aumento de operaciones de gran volumen<\/strong> en la 2\u00aa y la 3\u00aa Corona, que, por ejemplo, ha albergado un BTS de 65.000 m2<\/sup>.<\/p>\n<\/div>

Valorando los datos del informe, Gerard Plana, director del departamento Industrial – Log\u00edstica de FORCADELL<\/a>, destaca como \u201clas cifras de contrataci\u00f3n alcanzadas este primer trimestre reflejan un renovado dinamismo en la absorci\u00f3n de superficie log\u00edstica<\/strong>, especialmente en operaciones de gran volumen en la 2\u00aa y 3\u00aa Corona; y contrastan con la ralentizaci\u00f3n que se vivi\u00f3 entre la segunda parte del 2023 y la primera de 2024\u201d.<\/p>\n<\/div>

Por otra parte, \u00a0la operaci\u00f3n media en Catalu\u00f1a se situa en\u00a014.769 m\u00b2<\/strong>, cifra que refleja un incremento notable respecto al a\u00f1o anterior. Como en informes anteriores, el an\u00e1lisis de FORCADELL destaca una notable absorci\u00f3n de stock <\/em>nuevo por parte del mercado<\/strong>, con una contrataci\u00f3n de 121.870 m\u00b2\u00a0(83% del total) en formato llave en mano o nave construida a riesgo. De este modo, se confirma el inter\u00e9s continuado por naves de \u00faltima generaci\u00f3n. Por su parte, la contrataci\u00f3n de\u00a0naves existentes\u00a0se ha limitado a\u00a025.818 m\u00b2 (17% del total).<\/p>\n<\/div>

En relaci\u00f3n a las rentas de los futuros proyectos<\/strong>, estas siguen mostrando una\u00a0cierta\u00a0tendencia alcista, impulsada principalmente por el encarecimiento del suelo y los costes de construcci\u00f3n. No obstante, las propiedades contin\u00faan ofreciendo\u00a0incentivos comerciales<\/strong>\u00a0(como bonificaciones o meses de carencia) para mejorar la competitividad de sus ofertas.<\/p>\n<\/div>\n
