La <strong>contrataci\u00f3n de oficinas<\/strong> en la capital ha registrado un total de <strong>538.000 m<sup>2 <\/sup><\/strong>en el a\u00f1o, dato que representa un crecimiento del 23% respecto a 2023, seg\u00fan el \u00faltimo <strong>informe presentado por FORCADELL<\/strong>.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>En este sentido, el informe pone de relieve que el ejercicio que se acaba de cerrar ha sido un a\u00f1o en el que la ciudad ha vivido<strong> importantes operaciones<\/strong>, con un aumento presencial de trabajadores en sus sedes y un creciente <strong>protagonismo de las zonas descentralizadas<\/strong>, destacando operaciones clave en su desarrollo.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>Al mismo tiempo, el mercado ha mantenido la <strong>din\u00e1mica de una alta comercializaci\u00f3n y una destrucci\u00f3n derivada del cambio de uso<\/strong> de los edificios. Este contexto, implica as\u00ed mismo que la ciudad cuente con un bajo <em>stock<\/em> disponible, situ\u00e1ndose la tasa de disponibilidad en el 9,8 %.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>Haciendo un\u00a0 an\u00e1lisis global del a\u00f1o, Manel de Bes, director del <a href=\"https:\/\/www.forcadell.com\/oficinas-coworking\/\" target=\"_blank\" rel=\"noreferrer noopener\">departamento de Oficinas de FORCADELL <\/a>destaca \u201clos buenos datos que ofrece el an\u00e1lisis, que vienen a confirmar la<strong> recuperaci\u00f3n del mercado de oficinas en Madrid<\/strong>, vivida a lo largo de 2024\u201d.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>A este buen balance, como indica de Bes, \u201cel informe de FORCADELL pone de manifiesto unas buenas previsiones para este a\u00f1o, se\u00f1alando <strong>2025 como un a\u00f1o positivo<\/strong>, que va a empezar fuerte, marcado por registrar una<strong> contrataci\u00f3n estable<\/strong>\u201d.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">El Q4 de 2024 supera las expectativas con 130.000 m\u00b2 contratados<\/h2>\n<\/div><div class=\"o-container GenericStyles\">\n<p>En relaci\u00f3n al Q4 de 2024,<strong> la contrataci\u00f3n de oficinas en Madrid ha superado las previsiones<\/strong> durante este periodo, alcanzando los <strong>130.000 m\u00b2<\/strong>, lo que representa un <strong>incremento del 82 %<\/strong>, en comparaci\u00f3n con los 72.000m\u00b2 registrados el mismo periodo de 2023.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>En cuanto a la distribuci\u00f3n geogr\u00e1fica, el 52 % de los metros cuadrados contratados en este \u00faltimo periodo anual se han concentrado <strong>dentro de la M-30<\/strong>, a pesar de la baja disponibilidad que presenta la zona, aun\u00a0 teniendo m\u00e1s de 310.000 m\u00b2 en proyectos de oficinas en construcci\u00f3n para los pr\u00f3ximos a\u00f1os, como apunta el informe. La baja disponibilidad y la <strong>demanda activa <\/strong>han hecho que las rentas en zonas c\u00e9ntricas sigan mostrando una tendencia al alza.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>Como ya se ha se\u00f1alado en anteriores informes, <strong>las zonas perif\u00e9ricas y descentralizadas contin\u00faan cogiendo peso en la contrataci\u00f3n<\/strong>, representando un 48 % respecto al total en este periodo. De hecho, las zonas perif\u00e9ricas <strong>han acogido importantes operaciones a lo largo del a\u00f1o<\/strong>, muestra de que las empresas empiezan a valorar otras zonas m\u00e1s asequibles, y con edificios con todo tipo de <em>amenities<\/em> para los usuarios y alto grado de <strong>certificaciones en cuanto a sostenibilidad<\/strong>.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>En relaci\u00f3n a las rentas de oficinas en las zonas descentralizadas y perif\u00e9ricas, se observan incentivos, como pueden ser altas <strong>aportaciones econ\u00f3micas y
