{"id":29034,"date":"2025-01-15T13:22:54","date_gmt":"2025-01-15T11:22:54","guid":{"rendered":"https:\/\/www.forcadell.com\/?p=29034"},"modified":"2025-04-09T14:21:36","modified_gmt":"2025-04-09T12:21:36","slug":"interannual-logistics-real-estate-contracting-in-catalonia-doubles-in-q4-2024","status":"publish","type":"post","link":"https:\/\/forcadell.com\/en\/interannual-logistics-real-estate-contracting-in-catalonia-doubles-in-q4-2024\/","title":{"rendered":"Interannual Logistics Real Estate Contracting in Catalonia Doubles in Q4 2024"},"content":{"rendered":"<div class=\"o-container GenericStyles\">\n<p><strong>El inmolog\u00edstico catal\u00e1n ha alcanzado los 227.156 m\u00b2 de superficie contratada<\/strong> en 24 operaciones durante el cuarto trimestre de 2024, lo que <strong>dobla el <em>take up<\/em> del mismo per\u00edodo del a\u00f1o anterior<\/strong>, con un aumento del 100%, seg\u00fan se\u00f1ala el <strong>informe presentado por FORCADELL.<\/strong><\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>Por zonas, <strong>la 2\u00aa Corona ha acogido el mayor volumen de la contrataci\u00f3n inmolog\u00edstica con 155.302 m\u00b2<\/strong>\u00a0 (68% del total) en 15 operaciones; seguida de la 3\u00aa Corona con 42.708 m\u00b2 (19% del total) en 3 operaciones. Por su parte, la 1\u00aa Corona ha registrado 6 operaciones y 29.146 m\u00b2 (13% del total).<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>De acuerdo con Gerard Plana, director del<a href=\"https:\/\/www.forcadell.com\/inmobiliaria-industrial\/\" target=\"_blank\" rel=\"noreferrer noopener\"> <strong>departamento Industrial &#8211; Log\u00edstica de FORCADELL<\/strong><\/a>, esta evoluci\u00f3n en la contrataci\u00f3n \u201cconfirma la tendencia de cambio iniciada en el trimestre anterior, con una <strong>clara recuperaci\u00f3n del mercado inmolog\u00edstico<\/strong>\u201d.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>En relaci\u00f3n al <strong>balance anual de 2024, el <em>take up<\/em> catal\u00e1n se ha situado en 724.846 m\u00b2<\/strong> contratados, un 43% m\u00e1s que el 2023. Como destaca el informe de FORCADELL, este dato, mucho mejor de lo que se preve\u00eda al comenzar el a\u00f1o, convierte <strong>2024 en el tercer mejor a\u00f1o desde que se dispone de datos<\/strong>. Por zonas, la 2\u00aa Corona ha registrado mayor contrataci\u00f3n inmolog\u00edstica acogiendo el 48% del total, seguida de la 3\u00aa Corona (35%) y la 1\u00aa Corona (17%).<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>Esta evoluci\u00f3n positiva viene acompa\u00f1ada de otros datos destacados. Seg\u00fan el director de FORCADELL, \u201c<strong>la absorci\u00f3n de nuevos metros cuadrados sigue siendo muy fuerte<\/strong>, con un 41% de la contrataci\u00f3n correspondiente a naves de nueva construcci\u00f3n o proyectos llave en mano durante el Q4\u201d. En el global anual, este porcentaje asciende al 58%, con un total de 421.874 m\u00b2 de stock nuevo contratados en 2024.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">La inversi\u00f3n mantiene firme el inter\u00e9s en el mercado catal\u00e1n<\/h2>\n<\/div><div class=\"o-container GenericStyles\">\n<p>El informe de FORCADELL tambi\u00e9n destaca el <strong>s\u00f3lido atractivo del inmolog\u00edstico catal\u00e1n para los inversores<\/strong>, evidenciado en operaciones del \u00faltimo trimestre como la compra de 38.000 m\u00b2 por parte de Freo y Pictet en Esparreguera (2\u00aa Corona), la venta de una nave a reformar en el Prat de Llobregat para reposici\u00f3n, o la adquisici\u00f3n de Tritax por parte de Brookfield, que incluye el centro de distribuci\u00f3n de Mango en Lli\u00e7\u00e0 d&#8217;Amunt, entre otras.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p><strong>En relaci\u00f3n a las rentas, estas se mantienen estables,<\/strong> y <strong>no se prev\u00e9n aumentos significativos<\/strong> m\u00e1s all\u00e1 de los que ya est\u00e1n establecidos en los precios de oferta de los proyectos en fase de construcci\u00f3n o desarrollo. Como indica este an\u00e1lisis, el<strong> buen ritmo de absorci\u00f3n de metros cuadrados<\/strong>, hace que no se esperen correcciones a corto plazo.<\/p>\n<\/div>\n<div class=\"wp-block-buttons
