Esta operaci\u00f3n ha implicado que alcancen la cifra de 170 millones de inversi\u00f3n, trat\u00e1ndose de una compra que refuerza su <strong>estrategia de expansi\u00f3n en el mercado log\u00edstico nacional<\/strong>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>La operaci\u00f3n ha contado con el<strong> asesoramiento de <a href=\"https:\/\/www.forcadell.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">FORCADELL<\/a> <\/strong>y CBRE, el apoyo t\u00e9cnico de Gleeds y Onilsa, la asesor\u00eda legal del bufete Simbor, el asesoramiento de la consultora urban\u00edstica Jagomi y el respaldo fiscal del despacho de abogados P\u00e9rez-Llorca.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Moderna nave log\u00edstica con los m\u00e1s altos est\u00e1ndares de calidad<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>El inmueble actual se derruir\u00e1 <strong>para construir una  nave log\u00edstica moderna <\/strong>que presentar\u00e1 los m\u00e1ximos est\u00e1ndares de calidad. La previsi\u00f3n es que la nueva nave est\u00e9 finalizada a finales de 2026. Esta contar\u00e1 con una&nbsp;<strong>superficie alquilable de m\u00e1s de 22.000 m<sup>2<\/sup><\/strong>, 1.000 m<sup>2<\/sup> de los mismos estar\u00e1n destinados a acoger oficinas.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Freo Group y Pictet han planteado este proyecto teniendo presente cumplir con los m\u00e1s altos indicadores marcados por la <strong><a href=\"https:\/\/breeam.es\/\" target=\"_blank\" rel=\"noreferrer noopener\">certificaci\u00f3n BREEAM Excellent<\/a>.<\/strong><\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Asimismo, la <strong>plataforma log\u00edstica<\/strong> tambi\u00e9n contar\u00e1 con <strong>21 muelles de carga frontales y 3 laterales<\/strong>, con alturas superiores a los 12 metros. Esto la proyecta como un espacio valioso para atender la alta demanda en una zona donde la tasa de desocupaci\u00f3n se sit\u00faa alrededor del 3 %. Al mismo tiempo, la ubicaci\u00f3n estrat\u00e9gica con la que cuenta, a tan solo 32 kil\u00f3metros de Barcelona, con visibilidad desde la autopista A2 y excelentes conexiones con la A7 hacia Madrid, Valencia y Francia, incrementa su atractivo para las empresas log\u00edsticas.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>De este modo, Freo impulsa su apuesta por el mercado log\u00edstico de Espa\u00f1a, donde ha cerrado casi 15 operaciones por un importe superior a los 1.200 millones de euros en valor de activos desde que llegara en el a\u00f1o
