{"id":66455,"date":"2026-05-07T12:06:41","date_gmt":"2026-05-07T10:06:41","guid":{"rendered":"https:\/\/forcadell.com\/?p=66455"},"modified":"2026-05-07T12:06:41","modified_gmt":"2026-05-07T10:06:41","slug":"madrid-inicia-2026-amb-un-mercat-doficines-dinamic-i-selectiu","status":"publish","type":"post","link":"https:\/\/forcadell.com\/ca\/madrid-inicia-2026-amb-un-mercat-doficines-dinamic-i-selectiu\/","title":{"rendered":"Madrid inicia 2026 amb un mercat d&#8217;oficines din\u00e0mic i selectiu"},"content":{"rendered":"<div class=\"o-container GenericStyles\">\n<p>La contractaci\u00f3 d\u2019oficines a Madrid va assolir els 90.000 m\u00b2 durant el primer trimestre de 2026, reflectint un nivell d\u2019activitat s\u00f2lid en el context actual, tot i registrar un ajust interanual del 28% respecte a l\u2019elevat volum registrat en el mateix per\u00edode de l\u2019any anterior, segons l\u2019\u00faltim Informe de mercat d\u2019Oficines a Madrid publicat per FORCADELL.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Pel que fa a la demanda, Manel de Bes, director del Departament d\u2019Oficines de FORCADELL, explica que \u201ccontinua mostrant un elevat grau de selectivitat, amb operacions vinculades principalment a processos de reubicaci\u00f3, consolidaci\u00f3 i millora qualitativa dels espais, m\u00e9s que no pas a expansions netes\u201d.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>La distribuci\u00f3 de la contractaci\u00f3 per zones reflecteix un comportament equilibrat del mercat. Les zones descentralitzades concentren aproximadament el 30% del volum contractat, seguides de la perif\u00e8ria, amb prop del 24,5%, destacant especialment per les operacions de major superf\u00edcie. Per la seva banda, el centre urb\u00e0 representa al voltant del 24,2% de la contractaci\u00f3, condicionat per la limitada disponibilitat de producte de qualitat, mentre que el CBD aglutina entorn del 21,3%, marcat per l\u2019escassetat d\u2019espais disponibles, especialment en actius <em>prime<\/em>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Pel que fa al nombre d\u2019operacions, el mercat ha registrat un total de 73 operacions durant el Q1 de 2026. El centre urb\u00e0 lidera l\u2019activitat amb aproximadament el 32% del total, reflectint un mercat m\u00e9s atomitzat i din\u00e0mic. El CBD concentra prop del 27,4% de les operacions, mentre que les zones descentralitzades representen al voltant del 25%. La perif\u00e8ria, per la seva banda, registra aproximadament el 16,4% del total d\u2019operacions, tot i comptar amb una superf\u00edcie mitjana significativament superior.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ol start=\"2026\" class=\"wp-block-list\"><\/ol>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">L\u2019escassetat de producte prime mant\u00e9 la pressi\u00f3 sobre la disponibilitat<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>La taxa de disponibilitat al mercat d\u2019oficines de Madrid se situa entorn del 8,7%, mantenint-se en nivells continguts a escala global, tot i que amb difer\u00e8ncies importants entre zones, segons dades de FORCADELL. El CBD presenta una disponibilitat especialment redu\u00efda, al voltant del 2,6%, reflex d\u2019una escassetat estructural de producte de qualitat. Les zones c\u00e8ntriques mantenen igualment nivells ajustats, mentre que les \u00e0rees descentralitzades i la perif\u00e8ria concentren la major part de l\u2019espai disponible, amb taxes superiors al 12%.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>La disponibilitat en actius prime continua sent limitada, tant per l\u2019absorci\u00f3 sostinguda com per la reducci\u00f3 d\u2019estoc derivada de processos de reposicionament i canvis d\u2019\u00fas. En aquest context, el mercat mant\u00e9 una clara dualitat entre producte d\u2019alta qualitat, amb escassetat estructural, i actius secundaris, que requereixen una major flexibilitat comercial.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">El CBD i l\u2019eix de la Castellana lideren el creixement de les rendes <\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Paral\u00b7lelament, les rendes d\u2019oficines a Madrid mantenen una tend\u00e8ncia alcista, especialment en els actius de major qualitat i millor ubicaci\u00f3, on la pressi\u00f3 de la demanda continua sent elevada. Al CBD, les rendes prime se situen entorn dels 46 \u20ac\/m\u00b2\/mes, assolint m\u00e0xims en determinats actius representatius, mentre que a l\u2019eix de la Castellana els nivells s\u2019apropen als 40 \u20ac\/m\u00b2\/mes, consolidant-se com un dels principals referents del mercat.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>A nivell de rendes mitjanes, el mercat presenta una clara diferenciaci\u00f3 per zones: el CBD arriba als 35,96 \u20ac\/m\u00b2\/mes, el centre urb\u00e0 als 27,43 \u20ac\/m\u00b2\/mes, les zones descentralitzades als 15,64 \u20ac\/m\u00b2\/mes i la perif\u00e8ria als 12,83 \u20ac\/m\u00b2\/mes.
