No obstant aix\u00f2, el volum suposa un increment del 37% respecte al mateix per\u00edode de l\u2019any anterior, reflectint la resili\u00e8ncia del mercat en un context global marcat per la incertesa, segons l\u2019\u00faltim Informe de mercat d\u2019Oficines a Barcelona publicat per FORCADELL.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Manel de Bes, director del Departament d\u2019Oficines de FORCADELL, explica que \u201caquest creixement es recolza en el dinamisme de zones com el 22@ i en la capacitat del mercat per adaptar-se a processos de decisi\u00f3 m\u00e9s llargs per part de les empreses\u201d. En aquest sentit, el districte tecnol\u00f2gic ha estat el principal motor d\u2019activitat, concentrant el 41% de les operacions i m\u00e9s del 60% de la superf\u00edcie contractada, consolidant-se com un dels enclavaments m\u00e9s atractius per a la implantaci\u00f3 empresarial. <\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Els espais <em>plug &amp; play<\/em> han tingut un paper destacat en aquest comportament, facilitant la presa de decisions en reduir costos i temps d\u2019implantaci\u00f3. Paral\u00b7lelament, el centre de la ciutat ha representat el 27% de la contractaci\u00f3, mentre que la perif\u00e8ria arriba al 21%, evidenciant una progressiva diversificaci\u00f3 de la demanda.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Per sectors, el tecnol\u00f2gic i el farmac\u00e8utic lideren l\u2019activitat en aquest Q1 de 2026, concentrant m\u00e9s del 61% de la superf\u00edcie contractada. Aix\u00ed mateix, el 42% de les operacions han correspost a trasllats amb ampliaci\u00f3, fet que posa de manifest una tend\u00e8ncia de creixement empresarial i una evoluci\u00f3 positiva del mercat.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Descens sostingut de la disponibilitat i major equilibri del mercat<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Segons indiquen les dades de l\u2019informe de FORCADELL, la disponibilitat d\u2019oficines a Barcelona continua reduint-se de manera sostinguda i encadena un any de descensos consecutius. La taxa actual se situa en l\u201911,7%, per sota del 12% registrat el trimestre anterior, en un context d\u2019absorci\u00f3 activa i limitada incorporaci\u00f3 de nova oferta.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>El 22@ i la zona de NBA Fira concentren el 52% de la superf\u00edcie disponible, amb un clar protagonisme del districte tecnol\u00f2gic, que representa prop del 40% del total. Per la seva banda, la perif\u00e8ria aglutina al voltant del 25% de la disponibilitat, consolidant-se com una alternativa competitiva, mentre que el centre de la ciutat mant\u00e9 prop del 20% i el CBD continua sent el mercat m\u00e9s exclusiu, amb una disponibilitat al voltant del 4%.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Estabilitat en rendes i creixent segmentaci\u00f3 del mercat<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Les rendes d\u2019oficines a Barcelona es mantenen estables, en un mercat cada vegada m\u00e9s segmentat per ubicaci\u00f3 i qualitat del producte. El CBD es posiciona com el mercat m\u00e9s s\u00f2lid, amb nivells de 26 \u20ac\/m\u00b2 i una oferta molt limitada, mentre que el 22@ arriba als 21 \u20ac\/m\u00b2, recolzat en incentius i en la creixent oferta d\u2019espais implantats.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>A NBA Fira \/ Plaza Europa, les rendes se situen al voltant de 17 \u20ac\/m\u00b2, consolidant-se com una alternativa eficient, mentre que la perif\u00e8ria presenta m\u00e9s flexibilitat, amb nivells d\u201911 \u20ac\/m\u00b2 i un major pes d\u2019incentius per activar la demanda.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Un mercat m\u00e9s madur, flexible i orientat a l\u2019efici\u00e8ncia<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>\u201cEl mercat d\u2019oficines de Barcelona inicia el 2026 en una fase de major maduresa i selectivitat, on la qualitat del producte, la ubicaci\u00f3 i la flexibilitat es consoliden com a factors clau en la presa de decisions\u201d, apunta Manel de Bes. En aquest context, destaquen tend\u00e8ncies com la consolidaci\u00f3 dels espais <em>plug &amp; play<\/em>, la polaritzaci\u00f3 entre actius prime i secundaris, i l\u2019augment d\u2019operacions de trasllat amb ampliaci\u00f3.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>De cara als pr\u00f2xims trimestres, s\u2019espera una correcci\u00f3 progressiva que permeti equilibrar el desajust actual, en un entorn on la capacitat d\u2019adaptaci\u00f3 del producte ser\u00e0 determinant per captar la demanda.
