Aquest impuls es trasllada a l\u2019inici del 2026, recolzat en operacions rellevants actualment en fase avan\u00e7ada, que s\u2019espera que es formalitzin durant els primers mesos de l\u2019any.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Segons explica Manel de Bes, director del Departament d\u2019Oficines de FORCADELL, \u00abaquest creixement <strong>reafirma el dinamisme i la solidesa del mercat d\u2019oficines a Barcelona<\/strong>, fins i tot en un entorn de m\u00e9s selectivitat per part de les empreses\u00bb.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Si b\u00e9 la xifra de contractaci\u00f3 anual s\u2019alinea amb el que s\u2019havia pronosticat durant l\u2019any, l\u2019informe mostra un quart trimestre del 2025 amb un ritme d\u2019absorci\u00f3 m\u00e9s moderat del que es preveia, assolint els 47.000 m\u00b2, un 23,61 % interanual menys a causa del retard de diverses operacions de gran volum, i no pas d\u2019una caiguda de la demanda.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>En el Q4, la demanda d\u2019oficines continua concentrant-se en els eixos m\u00e9s atractius de la ciutat. Aix\u00ed, el <strong>Centre ciutat i el CBD van aglutinar el 46 % de la superf\u00edcie contractada durant el trimestre<\/strong>, mentre que les \u00e0rees de m\u00e9s projecci\u00f3 van captar prop del 40 % del total: el 22@ el 32,85 % i Pla\u00e7a Europa \u2013 Fira District el 6,37 %.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>D\u2019aquestes xifres se\u2019n despr\u00e8n que \u00ab<strong>Barcelona mant\u00e9 el seu atractiu com a hub empresarial i tecnol\u00f2gic<\/strong>, amb una demanda activa, cada vegada m\u00e9s enfocada en la qualitat, la ubicaci\u00f3 i l\u2019efici\u00e8ncia\u00bb, segons explica Manel de Bes, que afegeix que les dades apunten a \u00abun inici del 2026 que es presenta com una <strong>oportunitat clara per a propietaris i inversors<\/strong>, en un mercat que combina resili\u00e8ncia, creixement i recorregut\u00bb.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">El mercat d\u2019oficines de Barcelona, cada vegada m\u00e9s equilibrat<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Tal com reflecteix l\u2019an\u00e0lisi de FORCADELL, la disponibilitat d\u2019oficines a Barcelona continua ajustant-se de manera progressiva, encadenant cinc trimestres consecutius de descens, com a resultat d\u2019una absorci\u00f3 neta positiva i d\u2019una oferta nova molt limitada.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>La taxa de disponibilitat de la ciutat se situa actualment al voltant del 12 %<\/strong>, enfront del 12,5 % del trimestre anterior, refor\u00e7ant un escenari de mercat cada vegada m\u00e9s equilibrat.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>El 22@ i NBA Fira concentren aproximadament el 52 % de la superf\u00edcie disponible<\/strong>, amb un clar predomini del 22@, que representa prop del 40 % del total i redueix el seu pes respecte al trimestre anterior. Aquest districte \u00e9s el que presenta un millor equilibri entre disponibilitat d\u2019oficines, qualitat i projecci\u00f3, fet que el converteix en el <strong>principal focus d\u2019activitat per als propers trimestres<\/strong>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>\u00abEls indicadors mostren com el mercat d\u2019oficines a Barcelona avan\u00e7a cap a un escenari de <strong>menor disponibilitat i m\u00e9s selectivitat<\/strong>, on la ubicaci\u00f3 i la qualitat de l\u2019actiu s\u00f3n determinants\u00bb, destaca Manel de Bes.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Tend\u00e8ncies del mercat d\u2019oficines a Barcelona per al 2026<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>L\u2019informe de mercat de FORCADELL<strong> preveu per al 2026 que la demanda es mantingui s\u00f2lida<\/strong>, tot i que cada vegada m\u00e9s selectiva, impulsada per empreses que prioritzen <strong>ubicacions ben posicionades i espais moderns, eficients i ben connectats<\/strong>. En aquest escenari, el mercat continuar\u00e0 equilibrat per\u00f2 segmentat: <strong>els actius prime concentraran la major part de la demanda<\/strong>, i la disponibilitat premium continuar\u00e0 sota pressi\u00f3, especialment al CBD i al 22@.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Aix\u00ed mateix, s\u2019accelerar\u00e0 la transformaci\u00f3 del parc amb projectes de rehabilitaci\u00f3 i adaptaci\u00f3 orientats a la sostenibilitat i la flexibilitat, i les solucions flex vinculades a models h\u00edbrids i coworking es consolidaran com un component estructural del mercat. En conjunt, un escenari madur, de creixement moderat i selectiu, on la ubicaci\u00f3, la qualitat i l\u2019adaptabilitat marcaran la difer\u00e8ncia.<\/p>\n<\/div>\n\n\n<div class=\"wp-block-buttons
