Una edici\u00f3, celebrada a la seu de Foment del Treball, molt especial per commemorar els 25 anys de col\u00b7laboraci\u00f3 entre FORCADELL i la Universitat de Barcelona, que ha fet possible l\u2019elaboraci\u00f3 d\u2019aquest informe, avui ja un referent del sector.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>La presentaci\u00f3 es va desenvolupar al llarg d\u2019una jornada que va reunir <strong>m\u00e9s de 700 professionals del sector<\/strong>, que van seguir l\u2019acte tant presencialment com en streaming. L\u2019esdeveniment va oferir una radiografia de la situaci\u00f3 actual i de les claus que marcaran el real estate el 2026, combinant pon\u00e8ncies i debats protagonitzats pels experts de FORCADELL en els \u00e0mbits Residencial i Terciari.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>L\u2019inici de l\u2019acte, que<strong> va comptar amb la periodista Ana Boadas<\/strong> com a conductora,<strong> va anar a c\u00e0rrec d\u2019Ivan Vaqu\u00e9<\/strong>, CEO de FORCADELL. Aquest va donar la benvinguda a tots els assistents i va fer una introducci\u00f3 a la situaci\u00f3 actual del mercat. El <strong>Dr. Gonzalo Bernardos<\/strong>, director editorial de l\u2019informe, professor titular d\u2019Economia de la Universitat de Barcelona i director del M\u00e0ster d\u2019Assessoria, Gesti\u00f3 i Promoci\u00f3 Immobili\u00e0ria de la UB, va ser qui va exposar les pon\u00e8ncies sobre la situaci\u00f3 actual i l\u2019escenari futur dels dos segments de l\u2019immobiliari.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>L\u2019informe s\u2019estructura en set cap\u00edtols<\/strong> que fan un recorregut per la conjuntura econ\u00f2mica nacional i internacional d\u2019aquest any. A m\u00e9s, aprofundeix en les perspectives dels mercats d\u2019habitatge de propietat, lloguer, oficines, locals i naus log\u00edstiques i industrials a Espanya.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Boom immobiliari sense senyals de bombolla<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Entre les conclusions de l\u2019Informe FORCADELL \u2013 UB 2025, s\u2019hi diagnostica una situaci\u00f3 de <strong>boom al mercat residencial de compravenda a escala nacional, descartant l\u2019exist\u00e8ncia d\u2019una bombolla immobili\u00e0ria<\/strong>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>L\u2019estudi destaca una <strong>conjuntura molt diferent de la del 2007<\/strong>, desestimant motius econ\u00f2mics o immobiliaris que justifiquin una bombolla. La banca \u00e9s avui molt m\u00e9s prudent, i el cr\u00e8dit hipotecari previst per al 2025 arribar\u00e0 als 85.000 milions d\u2019euros, un 50 % menys que el 2006 en termes nominals. A m\u00e9s, els dip\u00f2sits de fam\u00edlies i empreses superen els cr\u00e8dits concedits, reflectint un sistema financer equilibrat. A aix\u00f2 s\u2019hi afegeix un super\u00e0vit econ\u00f2mic proper al 4 % del PIB i l\u2019expectativa que el BCE redueixi els tipus d\u2019inter\u00e8s, configurant un escenari d\u2019estabilitat que descarta una caiguda sobtada de preus i vendes.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Aix\u00ed mateix, <strong>el fort augment del preu de l\u2019habitatge respon a una oferta escassa<\/strong> i no pas a una demanda desmesurada, sense indicis d\u2019un increment significatiu de la primera ni d\u2019una desaparici\u00f3 sobtada de la segona. La conclusi\u00f3 \u00e9s que ens trobem davant d\u2019un boom immobiliari que es prolongar\u00e0, com a m\u00ednim, fins al darrer trimestre del 2027, amb un trasllat massiu dels joves (menors de 40 anys) des del mercat de lloguer al de compra.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Pel que fa al <strong>mercat del lloguer<\/strong>, l\u2019informe assenyala que travessa un moment de clara <strong>contracci\u00f3 de l\u2019oferta<\/strong>, marcat per la incertesa reguladora i la manca d\u2019incentius per als propietaris.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Per la seva banda, <strong>el sector terciari afronta el 2026 amb una base s\u00f2lida<\/strong> i una <strong>adaptaci\u00f3 progressiva a les noves necessitats del mercat<\/strong>. En conjunt, l\u2019immobiliari corporatiu espanyol mant\u00e9 el seu atractiu per al capital i refor\u00e7a el seu paper com a indicador de la reactivaci\u00f3 econ\u00f2mica.<\/p>\n<\/div>\n\n<div
