Tot i que aquesta xifra suposa una disminuci\u00f3 del 13,79% respecte al mateix per\u00edode de l\u2019any anterior, evidencia que <strong>el sector mant\u00e9 el pols a la capital amb una activitat s\u00f2lida.<\/strong><\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Per zones, <strong>el CBD (Central Business District) ha liderat la contractaci\u00f3, absorbint gaireb\u00e9 el 35% del total<\/strong>. Aquesta tend\u00e8ncia respon a la forta demanda existent dins de la M-30, especialment en zones com Azca i l\u2019eix Castellana, aix\u00ed com l\u2019\u00e0rea de les Quatre Torres, que garanteixen una<strong> ubicaci\u00f3 estrat\u00e8gica<\/strong>, <strong>reforcen la imatge de marca<\/strong> de les companyies i <strong>faciliten la retenci\u00f3 de talent<\/strong>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Davant l\u2019escassa disponibilitat dins de la M-30 i l\u2019increment de les rendes, la <strong>zona descentralitzada<\/strong> tamb\u00e9 ha experimentat un <strong>volum significatiu de transaccions<\/strong> i ha estat la segona \u00e0rea amb m\u00e9s superf\u00edcie contractada (31% del total).<strong> L\u2019oferta d\u2019oficines Classe A, amb nombrosos <em>amenities<\/em> i rendes m\u00e9s competitives<\/strong>, ha convertit aquesta zona en una soluci\u00f3 eficient per reduir costos sense renunciar a la qualitat.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Pel que fa a la zona centre i la perif\u00e8ria, la contractaci\u00f3 ha estat m\u00e9s discreta, representant un 19% de la superf\u00edcie contractada i un 15% respectivament. D\u2019aquesta \u00faltima, <strong>Pozuelo de Alarc\u00f3n ha destacat com la localitat amb m\u00e9s inter\u00e8s <\/strong>durant el trimestre, segons l\u2019an\u00e0lisi publicat.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Bon ritme de contractaci\u00f3 i signes clars de recuperaci\u00f3<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Manel de Bes, director del <a href=\"https:\/\/www.forcadell.com\/ca\/oficines-coworking\/\" target=\"_blank\" rel=\"noreferrer noopener\">departament d\u2019Oficines de FORCADELL<\/a>, ha valorat positivament aquestes dades, de les quals es despr\u00e8n que \u201cel mercat d\u2019oficines a la capital mostra <strong>signes clars de recuperaci\u00f3 i mant\u00e9 un bon ritme de contractaci\u00f3<\/strong>, encara que amb una evoluci\u00f3 no uniforme entre zones\u201d, ja que mentre el centre de la ciutat comen\u00e7a a registrar nivells de disponibilitat molt baixos, l\u2019oferta fora de la M-30 ha continuat incrementant-se.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>En aquest context, com assenyala Manel de Bes, \u201c\u00e9s previsible que en els propers trimestres assistim a <strong>moviments rellevants de companyies<\/strong> que optaran per traslladar-se a zones m\u00e9s descentralitzades, les quals compten amb una <strong>oferta d\u2019alta qualitat<\/strong>, capa\u00e7 d\u2019acollir grans operacions corporatives i satisfer les necessitats actuals del mercat\u201d.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>A m\u00e9s, com destaca l\u2019informe, els propietaris en aquestes zones estan fent importants esfor\u00e7os per atraure nous llogaters. Entre les seves estrat\u00e8gies destaquen les <strong>aportacions econ\u00f2miques directes<\/strong>, <strong>llargs per\u00edodes de car\u00e8ncia<\/strong> i el lliurament d\u2019<strong>oficines en format <em>plug &amp; play<\/em><\/strong>, cosa que permet a les companyies minimitzar els seus costos d\u2019implantaci\u00f3 i accelerar els temps d\u2019entrada en funcionament.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">La disponibilitat mant\u00e9 la tend\u00e8ncia dels \u00faltims trimestres<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Tal com reflecteix l\u2019informe de FORCADELL, la <strong>disponibilitat d\u2019oficines a Madrid <\/strong>mant\u00e9 la tend\u00e8ncia dels darrers trimestres i actualment se situa en el <strong>9,5%<\/strong>. En l\u2019\u00faltim any, aquesta xifra ha disminu\u00eft gaireb\u00e9 3 punts percentuals.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Les zones <strong>CBD i <em>Prime<\/em> continuen sent les \u00e0rees amb menys superf\u00edcie d\u2019oficines disponible<\/strong>, registrant taxes de disponibilitat del 3,75% i el 2,14%, respectivament. <strong>En conjunt, representen m\u00e9s del 60% de reducci\u00f3 en la disponibilitat <\/strong>en nom\u00e9s un any, consolidant-se com els mercats m\u00e9s tensionats de la ciutat.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>En canvi, <strong>la zona Centre ha mostrat una estabilitat notable<\/strong>, mantenint-se en el 10%, igual que en el trimestre anterior. Aix\u00ed mateix,<strong> la major part de l\u2019oferta es troba a les zones fora de la M-30<\/strong>, on la zona descentralitzada i la perif\u00e8ria concentren aproximadament el 84% del total de l\u2019oferta d\u2019oficines disponible a Madrid.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Pel que fa a les rendes, durant el primer trimestre de 2025, la<strong> renda mitjana d\u2019oficines a Madrid<\/strong> ha mostrat una <strong>evoluci\u00f3 estable<\/strong>, amb un lleuger increment respecte al darrer trimestre de 2024 i se situa al voltant dels 23
