D\u2019aquesta manera, <strong>la superf\u00edcie contractada en el primer trimestre del 2025 ha assolit els 54.000 m\u00b2<\/strong>, cosa que representa una caiguda del 50% respecte al mateix per\u00edode de l\u2019any anterior, segons apunta<strong> l\u2019Informe del Mercat d\u2019Oficines a Barcelona<\/strong>, presentat per FORCADELL.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Aquest descens respon a m\u00faltiples factors, entre els quals destaquen, a m\u00e9s de<strong> l\u2019allargament en els temps de decisi\u00f3 per part de les companyies<\/strong>, l\u2019etapa de resili\u00e8ncia que travessa actualment el mercat d\u2019oficines i la incertesa econ\u00f2mica a nivell global.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>No obstant aix\u00f2, com apunta Manel de Bes, director del <a href=\"https:\/\/www.forcadell.com\/ca\/oficines-coworking\/\" target=\"_blank\" rel=\"noreferrer noopener\">departament d\u2019Oficines de FORCADELL<\/a>, \u201cles previsions per al conjunt de l\u2019any es mantenen en l\u00ednia amb les de l\u2019exercici anterior, i s\u2019espera que en els pr\u00f2xims trimestres es produeixi una correcci\u00f3 que permeti equilibrar aquest desajust percentual\u201d. En aquest sentit, per al segon trimestre de l\u2019any <strong>es preveu el tancament d\u2019operacions de gran rellev\u00e0ncia que impulsin de manera significativa el volum de contractaci\u00f3<\/strong>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">El 22@ concentra prop del 50% de la superf\u00edcie contractada<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>El districte tecnol\u00f2gic de Barcelona, el 22@, ha acollit prop del 50% de la contractaci\u00f3 registrada<\/strong>, cosa que subratlla la seva rellev\u00e0ncia i <strong>consolidaci\u00f3 com una de les zones m\u00e9s atractives per a les empreses<\/strong>. Aquesta prefer\u00e8ncia es deu a la disponibilitat d\u2019edificis de classe A, amb alts est\u00e0ndards de qualitat i una \u00e0mplia oferta de serveis per als empleats.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Aix\u00ed mateix,<strong> el centre de la ciutat continua essent un important focus d\u2019atracci\u00f3<\/strong>, concentrant el 38% de la contractaci\u00f3 durant aquest trimestre.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Pel que fa als sectors protagonistes, <strong>el tecnol\u00f2gic lidera novament la contractaci\u00f3 d\u2019espais corporatius<\/strong>, amb un 50% del total, seguit pel sector de la formaci\u00f3, que ha assolit un notable 19,39% durant aquest per\u00edode.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>D\u2019altra banda, tal com s\u2019ha anat observant en informes anteriors, l\u2019estudi de FORCADELL constata que <strong>existeix una tend\u00e8ncia clara cap a la contractaci\u00f3 d\u2019oficines ja implantades<\/strong>. Al districte 22@, el 44% de les operacions signades han estat en oficines condicionades i a la perif\u00e8ria el 50%.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Segons assenyala l\u2019an\u00e0lisi publicat, aquesta prefer\u00e8ncia per oficines implantades es mantindr\u00e0 durant la resta de l\u2019exercici, especialment mentre continu\u00ef l\u2019elevada oferta disponible en zones com les esmentades, cosa que facilita a les empreses<strong> trobar espais llestos per entrar amb m\u00e9s rapidesa i una inversi\u00f3 inicial menor<\/strong>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">La disponibilitat es mant\u00e9 estable<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>La disponibilitat d\u2019oficines a Barcelona s\u2019ha mantingut estable <\/strong>per segon trimestre consecutiu i la taxa <strong>se situa en el 13,8%<\/strong>. Aquesta estabilitat respon, en part, a l\u2019alliberament de superf\u00edcie per part d\u2019algunes companyies i al lliurament de nous projectes, cosa que ha perm\u00e8s equilibrar el volum contractat amb l\u2019oferta disponible.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>No obstant aix\u00f2, com destaca l\u2019informe de FORCADELL, el comportament del mercat varia segons la zona on es troben els actius. Tal com s\u2019ha anat observant en trimestres anteriors, <strong>el districte 22@ concentra el percentatge m\u00e9s alt de superf\u00edcie disponible<\/strong>, amb un 44% del total de la ciutat, encara que aquesta xifra s\u2019ha redu\u00eft lleugerament respecte al trimestre anterior.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>La perif\u00e8ria es posiciona com la segona zona amb m\u00e9s disponibilitat (22%)<\/strong>. En canvi, el centre de la ciutat mant\u00e9 una disponibilitat estable del 19%, en l\u00ednia amb trimestres anteriors. Aquesta xifra est\u00e0 influenciada per l\u2019exist\u00e8ncia de <strong>diversos projectes de gran envergadura que encara no han estat absorbits pel mercat, com l\u2019Edifici Estel, Edifici Aura, Monument, Proven\u00e7a 206 i Diagonal Vertical<\/strong>, que en conjunt sumen m\u00e9s de 60.000 m\u00b2 disponibles en aquesta zona. No obstant aix\u00f2, es preveu que una part significativa d\u2019aquesta superf\u00edcie s\u2019absorbeixi al llarg de l\u2019exercici actual.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Finalment, cal destacar que <strong>la zona CBD (Central Business District) mant\u00e9 una disponibilitat molt limitada (3%)<\/strong> i no s\u2019espera cap lliurament ni
