{"id":30318,"date":"2025-02-06T13:03:05","date_gmt":"2025-02-06T11:03:05","guid":{"rendered":"https:\/\/www.forcadell.com\/?p=30318"},"modified":"2025-04-09T14:21:46","modified_gmt":"2025-04-09T12:21:46","slug":"la-demanda-dels-inversors-per-locals-comercials-a-barcelona-es-mante-a-lalca","status":"publish","type":"post","link":"https:\/\/forcadell.com\/ca\/la-demanda-dels-inversors-per-locals-comercials-a-barcelona-es-mante-a-lalca\/","title":{"rendered":"La demanda dels inversors per locals comercials a Barcelona es mant\u00e9 a l\u2019al\u00e7a"},"content":{"rendered":"<div class=\"o-container GenericStyles\">\n<p>Los inversores han mostrado una<strong> demanda sostenida y acelerada<\/strong> por los <strong>locales comerciales de Barcelona <\/strong>durante el segundo semestre de 2024, seg\u00fan indica el \u00faltimo informe publicado por FORCADELL referido a los seis \u00faltimos meses del a\u00f1o que se acaba de cerrar.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>En este sentido, el Informe expone c\u00f3mo la aprobaci\u00f3n de la nueva Ley de Vivienda en Espa\u00f1a ha impulsado la<strong> dinamizaci\u00f3n del sector de los locales comerciales<\/strong>, consolid\u00e1ndose como un <strong>activo de inter\u00e9s creciente<\/strong>. Desde el segundo semestre de 2024, se observa como patrimoniales, SOCIMIs, family offices e inversores privados, buscan y encuentran en estos activos una <strong>rentabilidad estable<\/strong> como alternativa a otros segmentos tradicionales del mercado inmobiliario.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>Tal como explica Jordi Fandos, director del departamento de <a href=\"https:\/\/www.forcadell.com\/locales-comerciales\/\" target=\"_blank\" rel=\"noreferrer noopener\">Locales comerciales de FORCADELL<\/a>, \u201cesta <strong>reorientaci\u00f3n estrat\u00e9gica<\/strong> ha sido identificada por el mercado, permitiendo una <strong>mayor flexibilizaci\u00f3n<\/strong> en el ajuste de rentabilidades en funci\u00f3n del<strong> perfil inversor<\/strong> y la naturaleza de la operaci\u00f3n\u201d.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>Esto refleja, como a\u00f1ade Jordi Fandos, \u201cuna <strong>tendencia positiva en el mercado de locales comerciales<\/strong>, con una creciente confianza por parte de los inversores en estos activos como una <strong>fuente de rentabilidad segura<\/strong>\u201d.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Barcelona es la ciudad nacional con m\u00e1s tiendas de ropa y complementos (4.195)<\/h2>\n<\/div><div class=\"o-container GenericStyles\">\n<p>El informe de FORCADELL se\u00f1ala que <strong>Barcelona tiene m\u00e1s de 62.000 establecimientos activos<\/strong>, lo que supone 3,65 por cada 100 habitantes. De hecho, la ciudad tiene una densidad comercial de m\u00e1s de 1.100 locales comerciales por kil\u00f3metro cuadrado y, desde cualquier punto de la superficie urbana, la poblaci\u00f3n tiene acceso a un eje comercial a menos de quince minutos caminando. La ciudad mantiene la <strong>tendencia de atomizaci\u00f3n alrededor de las zonas <em>prime<\/em>, ejes comerciales y calles principales de los barrios<\/strong> de Barcelona.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>En la zona <em>prime<\/em>, <strong>Rambla Catalunya <\/strong>concentra una gran demanda de superficies m\u00e1s peque\u00f1as y con rentas m\u00e1s bajas que Passeig de Gr\u00e0cia, alcanzando una <strong>ocupaci\u00f3n superior al 90 % de los locales<\/strong>. En cuanto a los<strong> ejes comerciales de primer orden, superan al menos el 80 % de ocupaci\u00f3n comercial<\/strong> y cuentan con al menos un 30 % de establecimientos de oferta no cotidiana.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>Barcelona cierra el a\u00f1o 2024 con <strong>aproximadamente 7.650 locales disponibles<\/strong>, de los que el 35,46 % est\u00e1n en venta y el 64,54 % en alquiler, lo que representa vol\u00famenes muy similares a los de los<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>\u00faltimos a\u00f1os. Como indica el <strong>an\u00e1lisis de FORCADELL<\/strong>, estos datos muestran la <strong>solidez del tejido comercial de la ciudad<\/strong>, y una rotaci\u00f3n de locales r\u00e1pida que hace que, en muchas ocasiones, ni siquiera llegan a comercializarse.<\/p>\n<\/div><div class=\"o-container GenericStyles\">\n<p>En cuanto a sectores, es la <strong>ciudad nacional con m\u00e1s tiendas de ropa y complementos<\/strong> (4.195) y la segunda en n\u00famero de establecimientos de restauraci\u00f3n (5.698), solo por detr\u00e1s de Madrid (6.797).<\/p>\n<\/div>\n<div class=\"wp-block-buttons
