Aquest post del blog de FORCADELL aborda els <strong>principals impostos i novetats<\/strong> a tenir en compte aquest any.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Impost de Transmissions Patrimonials (ITP)<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>L\u2019ITP grava les operacions de transmissi\u00f3 de drets reals<\/strong> (propietat, usdefruit, nua propietat&#8230;) de segones o posteriors transmissions d\u2019una persona f\u00edsica o jur\u00eddica que no actua com a empresari-professional a una altra. S\u2019aplica en la compravenda d\u2019un habitatge de segona m\u00e0, el lloguer d\u2019un habitatge o la compravenda de vehicles usats entre particulars.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>Es calcula aplicant un percentatge sobre el valor de refer\u00e8ncia <\/strong>(el valor de refer\u00e8ncia s\u2019obt\u00e9 al web del cadastre) de l\u2019habitatge, independentment del valor d\u2019escripturaci\u00f3. Per aquest 2025, alguns governs auton\u00f2mics han anunciat reduccions en els tipus aplicables destinades a col\u00b7lectius com els joves.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Impost sobre el Valor Afegit (IVA)<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Quan es compra un habitatge nou, el comprador ha de pagar l\u2019<strong>Impost sobre el Valor Afegit<\/strong> (IVA) al tipus impositiu del 10% i l\u2019<strong>Impost d\u2019Actes Jur\u00eddics Documentats<\/strong> (AJD) al tipus impositiu de l\u20191,5%. Aquest es calcula multiplicant el preu de l\u2019immoble pel tipus impositiu vigent. El comprador abona l\u2019IVA directament al venedor, qui posteriorment l\u2019ingressa a la Hisenda P\u00fablica.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Actualment, els tipus impositius aplicables s\u00f3n el 10% en la venda d\u2019habitatges i el 4% en el cas d\u2019habitatges de protecci\u00f3 oficial de r\u00e8gim especial o de promoci\u00f3 p\u00fablica. El 21% s\u2019aplica a la venda d\u2019altres tipus d\u2019immobles.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Impost sobre B\u00e9ns Immobles (IBI)<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>L\u2019IBI \u00e9s un impost que <strong>s\u2019aplica a tots els propietaris de b\u00e9ns immobles.<\/strong><\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Per al 2025, algunes administracions locals han revisat el <strong>valor cadastral<\/strong>. Per exemple, els residents de les set ciutats m\u00e9s grans d\u2019Espanya i les capitals catalanes gaireb\u00e9 no notaran canvis en el principal tribut gestionat pels ajuntaments.
