Com indicava l&#8217;Informe del Mercat Immobiliari, Actualitat i Perspectives 2024, elaborat per FORCADELL i la <a href=\"https:\/\/web.ub.edu\/inici\" target=\"_blank\" rel=\"noreferrer noopener\">Universitat de Barcelona<\/a>, molt probablement <strong>les transaccions a escala estatal superin les 750.000 habitatges<\/strong>, i fins i tot podrien sobrepassar les 800.000 unitats. D&#8217;aquest total, prop del 90% correspondr\u00e0 a habitatge usat, consolidant la seva posici\u00f3 com el motor principal del mercat residencial.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>En la seva an\u00e0lisi, Vaqu\u00e9 tamb\u00e9 explica que <strong>el mercat d&#8217;actius comercials igualment projecta una reactivaci\u00f3 significativa<\/strong>. Aquesta es donar\u00e0 gr\u00e0cies a l&#8217;increment del cr\u00e8dit per part de les entitats financeres, que buscaran millorar els seus marges. Aix\u00f2 ampliar\u00e0 la capacitat adquisitiva dels compradors i dinamitzar\u00e0 les transaccions en segments clau com <strong>oficines, locals comercials i actius log\u00edstics<\/strong>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>En definitiva, el 2025 es perfila com un any destacat per al sector, amb un <strong>mercat residencial en creixement i un notable impuls en els actius comercials.<\/strong><\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Tancament d&#8217;un any de contrastos<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Aquestes previsions arriben <strong>despr\u00e9s de tancar un 2024 de contrastos<\/strong>, com apunta el CEO de FORCADELL. I \u00e9s que l&#8217;any que s&#8217;acaba de tancar va presentar un primer semestre en qu\u00e8 l&#8217;activitat va estar marcada per l&#8217;impacte d&#8217;una pol\u00edtica monet\u00e0ria restrictiva, una inflaci\u00f3 elevada i una oferta limitada d&#8217;habitatge, cosa que va alentir alguns segments clau del mercat.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>No obstant aix\u00f2, <strong>en la segona meitat de l&#8217;any, s&#8217;ha produ\u00eft una notable recuperaci\u00f3<\/strong> en diverses \u00e0rees, impulsada per la baixada dels tipus d&#8217;inter\u00e8s i una major accessibilitat al cr\u00e8dit.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Un sector de gran activitat que tamb\u00e9 presenta desafiaments<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Tot i aquest <strong>context expansiu<\/strong>, Ivan Vaqu\u00e9 destaca en aquesta conversa amb el mitj\u00e0 econ\u00f2mic que el sector immobiliari continuar\u00e0 afrontant diversos <strong>desafiaments significatius<\/strong>. Segons indica, aquests <strong>requereixen solucions innovadores i un enfocament col\u00b7laboratiu<\/strong>.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Un dels principals desafiaments \u00e9s el <strong>desequilibri entre oferta i demanda en el mercat de l&#8217;habitatge<\/strong>, especialment en el segment de lloguer. La limitada oferta de s\u00f2l disponible, i l&#8217;encariment dels costos de construcci\u00f3, subratlla la necessitat de mesures com un major parc d&#8217;<strong>habitatges assequibles i p\u00fablics<\/strong>. En aquest sentit, la <strong>col\u00b7laboraci\u00f3 p\u00fablic-privada<\/strong> es presenta com essencial per assolir aquests objectius de manera efica\u00e7.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>A m\u00e9s, un altre gran repte \u00e9s la<strong> integraci\u00f3 de la tecnologia en el sector <\/strong>per adaptar-lo a les necessitats actuals. La<strong> transformaci\u00f3 tecnol\u00f2gica<\/strong> ha d&#8217;agilitzar les formes de treball. M\u00e9s enll\u00e0, tamb\u00e9 ha de contribuir a <strong>millorar la sostenibilitat i optimitzar el manteniment dels immobles<\/strong>. Tecnologies com el Blockchain i la IA jugaran un paper clau en la gesti\u00f3 de dades del sector. Aportaran transpar\u00e8ncia, efici\u00e8ncia i precisi\u00f3 en la presa de decisions.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Aquests desafiaments, encara que complexos, tamb\u00e9 representen grans <strong>oportunitats per modernitzar el sector<\/strong>.
