En aquest proc\u00e9s, un dels punts importants \u00e9s disposar de tos els documents per vendre una  propietat i en ordre, cosa que contribuir\u00e0 a <strong>vendre l&#8217;actiu de manera \u00e0gil i satisfact\u00f2ria<\/strong>.&nbsp;<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\"><strong>Documents per vendre una propietat<\/strong><\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>Document d\u2019identitat en vigor<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Un dels documents essencials per a la signatura de la venda d&#8217;un pis \u00e9s el DNI o NIE en vigor. \u00c9s imprescindible que tant el comprador com el venedor presentin el seu document d&#8217;identitat actualitzat i v\u00e0lid, ja que \u00e9s la principal manera d&#8217;acreditar la seva identitat davant del notari i garantir la legalitat del proc\u00e9s.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>Nota simple del Registre de Propietat<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Es tracta d\u2019un document que recull les dades del propietari de l\u2019habitatge, les caracter\u00edstiques i les c\u00e0rregues per les quals respon l&#8217;immoble, com per exemple una hipoteca.Aquest s\u2019ha de sol\u00b7licitar al Registre que pertanyi la demarcaci\u00f3 de la finca i triga entre 24 i 48 hores. &nbsp;La informaci\u00f3 que aporta la Nota simple indicar\u00e0 la documentaci\u00f3 necess\u00e0ria per poder realitzar la venda.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>Valor de refer\u00e8ncia cadastral<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Cal comprovar que el preu de venda \u00e9s superior. En cas contrari, s\u2019ha d\u2019informar al comprador que liquidar\u00e0 l\u2019Impost sobre Transmissions Patrimonials (ITP) pel valor de refer\u00e8ncia cadastral.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>C\u00e8dula d&#8217;habitabilitat<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Es tracta del document que acredita que l\u2019habitatge compleix amb els requisits d\u2019habitabilitat fixats per la llei. Es pot <a href=\"https:\/\/www.forcadell.com\/ca\/arquitectura-immobiliaria\/\" target=\"_blank\" rel=\"noreferrer noopener\">demanar a un t\u00e8cnic especialitzat<\/a> que s\u2019encarregui de l\u2019an\u00e0lisi i envi\u00ef les dades a la corresponent Administraci\u00f3 per acabar obtenint la c\u00e8dula.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>La c\u00e8dula \u00e9s obligat\u00f2ria en les compravendes a Catalunya, Illes Balears i a la Comunitat Valenciana, entre altres comunitats aut\u00f2nomes.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>Certificat de deute a l\u2019ajuntament<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>\u00c9s recomanable sol\u00b7licitar el certificat de deute a l&#8217;ajuntament. Actualment, a la majoria de municipis, la mateixa not\u00e0ria pot extreure aquest document i \u00e9s la manera d&#8217;assegurar que no hi ha cap rebut pendent.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Sin\u00f3, una alternativa \u00e9s el rebut de l\u2019IBI de com a m\u00ednim els \u00faltims 5 anys. \u00c9s un comprovant de pagament de l\u2019impost de b\u00e9ns immobles. Aquest certificat indica que el pagament de l\u2019impost est\u00e0 al dia. <\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>En cas d\u2019hipoteca:<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>     1.  Certificat de deute zero<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>En el cas que la hipoteca hagi estat cancel\u00b7lada administrativament (econ\u00f2micament), per\u00f2 no s\u2019ha realitzat &nbsp;la cancel\u00b7laci\u00f3 registral, \u00e9s necessari aquest &nbsp;document que emet el banc del venedor per acreditar que la hipoteca de l\u2019habitatge en venda ha quedat totalment abonada i est\u00e0 pendent de la cancel\u00b7laci\u00f3 registral.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>      2. Certificat de saldo pendent<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Si la hipoteca est\u00e0 activa, no cancel\u00b7lada administrativament, aquest document obligatori que emet el banc del venedor acredita exactament el deute econ\u00f2mic pendent de la hipoteca que hi ha a data de la signatura p\u00fablica de compravenda. Amb aquest document la compradora far\u00e0 la retenci\u00f3 \/ provisi\u00f3 de fons corresponent per fer la cancel\u00b7laci\u00f3 econ\u00f2mica i posterior cancel\u00b7laci\u00f3 registral.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>T\u00edtol\/Escriptura de propietat<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>L\u00b4escriptura de propietat \u00e9s un document signat per un notari que acredita l\u00b4adquisici\u00f3 d\u00b4un b\u00e9 immoble, ja sigui per compravenda, donaci\u00f3, her\u00e8ncia, etc.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>Certificat d\u2019Aptitud de la Inspecci\u00f3 T\u00e8cnica de l\u2019Edifici (ITE)<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Certifica l\u2019estat d\u2019habitabilitat de la finca on s\u2019ubica l\u2019immoble en q\u00fcesti\u00f3. A Catalunya, \u00e9s obligatori als edificis a partir dels 45 anys d\u2019antiguitat i es pot encarregar a un t\u00e8cnic que acabar\u00e0 emetent l&#8217;informe on constaran els possibles defectes de l&#8217;edifici. Aquest document cal entregar-lo durant la compravenda. En cas de que la finca no tingui el certificat d\u2019Aptitud, la part compradora ha d\u2019exonerar de la seva presentaci\u00f3 a la venedora el dia del atorgament de l\u2019escriptura p\u00fablica de compravenda.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>Certificat d\u2019efici\u00e8ncia energ\u00e8tica<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>El certificat d&#8217;efici\u00e8ncia energ\u00e8tica \u00e9s un document, de car\u00e0cter oficial, on es desglossen les especificacions t\u00e8cniques d&#8217;un habitatge. Gr\u00e0cies a ell, es pot saber si l&#8217;immoble \u00e9s eficient, en quin grau i quines possibilitats de millora hi ha (si n&#8217;hi ha). \u00c9s obligatori tamb\u00e9 per poder publicitar l&#8217;immoble.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>Certificat de no tenir deutes amb la comunitat<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Per assegurar al comprador que l\u2019habitatge est\u00e0 al corrent dels pagaments a la comunitat de ve\u00efns, \u00e9s obligatori presentar aquest certificat per a la compravenda.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\"><div class=\"g g-28\"><div class=\"g-col b-28 a-137\"><a class=\"gofollow\" data-track=\"MTM3LDI4LDYw\" href=\"https:\/\/www.forcadell.com\/ca\/portar-un-familiar-o-amic-que-vulgui-vendre-el-seu-pis-te-premi\/\" target=\"_blank\"><img decoding=\"async\" src=\"https:\/\/www.forcadell.com\/wp-content\/uploads\/2025\/06\/780x90px-cat.png\" \/><\/a><\/div><\/div>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Documents no obligatoris, per\u00f2 recomanables<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>\u00daltimes factures de subministraments<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Inclouen factures d\u2019aigua, llum i gas per comprovar que han quedat totalment abonades. Es poden demanar a la companyia de subministres i, tot i no ser obligatori, es tracta de facilitar la feina al comprador i evitar que pagui les altes dels subministraments.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<ul class=\"wp-block-list\">\n<li><strong>Les tres darreres actes de la comunitat<\/strong><\/li>\n<\/ul>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Tamb\u00e9 s\u00f3n documents que \u00e9s recomanable presentar. Es poden demanar a l\u2019administrador de la finca<em>.<\/em><\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Aquests s\u00f3n els documents m\u00e9s habituals, tot i aix\u00ed, <strong>dep\u00e8n del cas es poden necessitar d\u2019altres<\/strong>.
