La presentaci\u00f3 es va desenvolupar al llarg d\u2019una jornada que va reunir m\u00e9s de 600 professionals del sector, presencialment i en streaming. Aquesta jornada va oferir una imatge actual i les <strong>claus que marcaran el <em>real estate<\/em> el 2025<\/strong>, gr\u00e0cies a la combinaci\u00f3 de pon\u00e8ncies amb debats protagonitzats pels <strong>experts de Forcadell en el sector Residencial i Terciari.<\/strong><\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>L&#8217;acte va comen\u00e7ar amb la intervenci\u00f3 d&#8217;<strong>Ivan Vaqu\u00e9, CEO de <a href=\"https:\/\/www.forcadell.com\/ca\/\" target=\"_blank\" rel=\"noreferrer noopener\">Forcadell<\/a><\/strong>, qui va donar la benvinguda a tots els assistents i va introduir la situaci\u00f3 actual del mercat. El <strong>Dr. Gonzalo Bernardos, director editorial de l\u2019informe, professor titular d\u2019Economia de la <a href=\"https:\/\/web.ub.edu\/inici\" target=\"_blank\" rel=\"noreferrer noopener\">Universitat de Barcelona<\/a><\/strong> i director del M\u00e0ster d\u2019Assessorament, Gesti\u00f3 i Promoci\u00f3 Immobili\u00e0ria de la UB, va ser qui va exposar les pon\u00e8ncies sobre la situaci\u00f3 actual i l\u2019escenari futur dels dos segments de l\u2019immobiliari.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>L\u2019informe Forcadell \u2013 UB 2024 est\u00e0 dividit en <strong>cinc cap\u00edtols que ofereixen un recorregut per la conjuntura econ\u00f2mica nacional i internacional d\u2019aquest any<\/strong>. A m\u00e9s, aprofundeix en les perspectives dels mercats d\u2019habitatges de propietat, lloguer, oficines, locals i naus log\u00edstiques i industrials a Espanya. Aquesta edici\u00f3 tamb\u00e9 incorpora una secci\u00f3 dedicada al lloguer tur\u00edstic.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">2025, un any inoblidable per al mercat residencial de venda<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Entre les conclusions de l\u2019Informe Forcadell &#8211; UB 2024, destaca que<strong> el mercat residencial de venda viur\u00e0 un any inoblidable<\/strong>. Durant aquest any, <strong>la venda d&#8217;habitatges creixer\u00e0 fins a les 825.000 unitats<\/strong>, una xifra inassolible des del 2007 (836.871 operacions). A m\u00e9s, s\u2019assolir\u00e0 un <strong>r\u00e8cord en la venda d&#8217;habitatges de segona m\u00e0 (725.000 unitats<\/strong>). \u00c9s una xifra notablement superior a l\u2019anterior m\u00e0xim hist\u00f2ric (649.971 el 2022) i molt per sobre de la registrada el 2006 (544.944).<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Al mateix temps, l\u2019informe assenyala que <strong>el preu de venda creixer\u00e0 per sobre del 10% el 2025<\/strong>, especialment en el segment d\u2019habitatge nou, superant en moltes ubicacions un augment del 15%.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>Per la seva banda, <strong>el preu del lloguer ha arribat aquest any a un m\u00e0xim hist\u00f2ric a les 52 capitals de prov\u00edncia<\/strong> i est\u00e0 en plena pujada. Es preveu que, en gaireb\u00e9 totes les capitals, el preu ser\u00e0 fins i tot superior el 2025.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p>En aquest sentit, <strong>l&#8217;an\u00e0lisi de Forcadell i la UB assenyala que l\u2019augment del preu del lloguer no est\u00e0 relacionat amb el creixement del nombre d\u2019habitatges d\u2019\u00fas tur\u00edstic<\/strong> (HUT). Aquests han mostrat un augment moderat de la seva oferta en els darrers anys. Alhora, el parc d\u2019habitatges destinat a l\u2019explotaci\u00f3 tur\u00edstica \u00e9s limitat. A m\u00e9s, el preu del lloguer tamb\u00e9 ha registrat un gran increment en municipis amb una pres\u00e8ncia redu\u00efda de HUT.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<h2 class=\"wp-block-heading\">Reactivaci\u00f3 del mercat d\u2019actius comercials<\/h2>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>El mercat d\u2019actius comercials experimentar\u00e0 una gran reactivaci\u00f3<\/strong> el 2025. L\u2019increment del cr\u00e8dit de les entitats financeres per millorar els seus marges augmentar\u00e0 notablement la capacitat adquisitiva dels compradors. Aix\u00f2 impulsar\u00e0 de manera substancial les transaccions, facilitant l\u2019acord entre compradors i venedors sobre el preu de mercat.<\/p>\n<\/div>\n\n<div class=\"o-container GenericStyles\">\n<p><strong>Actius com les oficines presentaran una absorci\u00f3 neta d\u2019espai de lloguer positiva i substancialment superior<\/strong> a anys anteriors. Mentrestant, <strong>els locals situats al centre comercial de Barcelona i prop de les zones m\u00e9s tur\u00edstiques tornaran a ser un actiu segur i de refugi<\/strong>.<\/p>\n<\/div>\n\n<div
