La inversi&oacute; <strong>finalitza aix&iacute; el &ldquo;<em>sit and wait<\/em>&rdquo;<\/strong>, segons indica l&#039;&uacute;ltim <strong><a href=\"https:\/\/www.forcadell.com\/ca\/publicacions.html\" target=\"_blank\" rel=\"noopener\">informe presentat per Forcadell<\/a><\/strong>, en el qual es mostra com a les zones <em>prime <\/em>de la ciutat, les rendibilitats desitjades s&#039;acosten al 3% i creixen a mesura que ens allunyem d&rsquo;aquestes buscant valors per sobre del 6,5%.<\/p>\n<p>En relaci&oacute; a&nbsp;l&#039;oferta, el primer semestre de 2024 s&#039;ha mantingut en volums similars als de l&#039;&uacute;ltim de l&#039;any passat. A data d&#039;aquest informe, <strong>hi ha m&eacute;s de 7.500 locals comercials disponibles a Barcelona<\/strong>, dels quals el<strong> 64% s&#039;ofereixen per llogar i un 36% per comprar<\/strong>. Com explica Jordi Fandos, director de<strong> <a href=\"https:\/\/www.forcadelllocalcomercial.com\/\" target=\"_blank\" rel=\"noopener\">Locals Comercials de Forcadell<\/a><\/strong><a href=\"https:\/\/www.forcadelllocalcomercial.com\/\" target=\"_blank\" rel=\"noopener\">,<\/a> &ldquo;les dades mostren una clara prefer&egrave;ncia pel lloguer entre els propietaris i possibles arrendataris, la qual cosa implica una major flexibilitat i poca necessitat dels propietaris de desfer-se dels actius&rdquo;.<\/p>\n<h2><strong>Atomitzaci&oacute; de la demanda<\/strong><\/h2>\n<p>Pel que fa a la demanda de locals comercials, aquesta s&#039;est&agrave; atomitzant a la ciutat comtal, amb la<strong> concentraci&oacute; en les zones <em>prime <\/em>i els principals eixos comercials de barri<\/strong> principalment, cosa que deixa altres &agrave;rees de barri amb poc valor o pr&agrave;cticament buides, segons assenyala l&#039;informe.<\/p>\n<p>Mentre que les <strong>zones <em>prime <\/em><\/strong>continuen sent molt atractives per a <strong>grans marques i negocis que busquen visibilitat i aflu&egrave;ncia<\/strong> constant, els <strong>eixos comercials de barri que presenten percentatges d&#039;ocupaci&oacute; superiors al 90%<\/strong> (carrer de Sants, Gran de Gracia, carrer Gran de Sant Andreu, carrer Verdi i Passeig de Fabra i Puig), tamb&eacute; augmenten la demanda. &ldquo;Aix&ograve; es deu a la prefer&egrave;ncia dels consumidors per comprar a prop dels seus domicilis i a l&#039;atractiu de les botigues locals i especialitzades que ofereixen una<strong> experi&egrave;ncia de compra m&eacute;s personalitzada<\/strong>&rdquo;, indica Jordi Fandos.<\/p>\n<p>Sobre la demanda per superf&iacute;cies, s&#039;ha detectat poca variaci&oacute; durant el primer semestre de 2024, sent <strong>els locals de entre 80 i 200 m&sup2; els m&eacute;s demandats (43%)<\/strong>, seguits de les superf&iacute;cies menors de 80 m&sup2;. Si analitzem la demanda per sectors, veiem que <strong>el sector Serveis &eacute;s, un semestre m&eacute;s, el que m&eacute;s demanda reclama a Barcelona.<\/strong><\/p>\n<p>En els preus, el mercat mostra estabilitat. A les <strong>zones <em>prime<\/em>, com el Passeig de Gr&agrave;cia,<\/strong> els preus de lloguer poden superar els 300 &euro;\/m&sup2; al mes. Als principals eixos comercials de barri, els preus s&oacute;n m&eacute;s assequibles per&ograve; continuen sent considerables.
