En un context en el qual els pol&iacute;gons industrials de Catalunya presenten molta activitat i una disponibilitat de naus molt baixa, les <strong>naus industrials en compra<\/strong>, presenten una <strong>demanda que segueix mantenint-se<\/strong>, amb una caiguda irrellevant del -2%, i uns preus de venda, tant els m&agrave;xims com els m&iacute;nims, que es mantenen amb poques alteracions.<\/p>\n<p>En contrast, les <strong>naus industrials de lloguer<\/strong> han registrat una caiguda del 20% en aquests primers sis mesos de l&#039;any respecte al mateix per&iacute;ode de l&#039;any anterior. &Eacute;s interessant assenyalar que<strong> les rendes estan en m&agrave;xims<\/strong> dels &uacute;ltims semestres i, sense mostrar signes de retroc&eacute;s, han augmentat lleugerament al voltant de l&#039;1%, i sense previsi&oacute; tampoc de correcci&oacute; a curt termini.<\/p>\n<p>Per superf&iacute;cies, m&eacute;s del 60% de la <strong>demanda de naus industrials<\/strong>, tant de venda com de lloguer, correspon a<strong> superf&iacute;cies d&#039;entre 0 i 1.000 m&sup2;<\/strong>.<\/p>\n<p>Quant a nou estoc, <strong>l&#039;entrada de portfoli segueix enfocada en el mercat immolog&iacute;stic<\/strong>, amb naus d&#039;altes qualitats constructives i <strong>certificacions ambientals que compleixen amb criteris ESG<\/strong>. Aquesta tend&egrave;ncia provoca certa desavantatge en els immobles constru&iuml;ts fa ja uns anys. <strong>En el mercat industrial, veiem un parc de naus altament ocupat i que es va renovant en funci&oacute; del canvi de propietaris<\/strong> i la necessitat d&#039;adaptar-se a normativa, fonamentalment contra incendis.<\/p>\n<h2><strong>El mercat immolog&iacute;stic mostra dades positives<\/strong><\/h2>\n<p>Pel que fa al<strong> sector log&iacute;stic catal&agrave;,<\/strong> aquest ha assolit un<strong> <em>take up<\/em> de 242.192 m&sup2;<\/strong> el primer semestre 2024, un -28% respecte al mateix per&iacute;ode de l&#039;any anterior. Tot i que aquest descens encara reflecteix signes d&#039;un retard en la presa de decisions per part dels llogaters i de la prolongaci&oacute; dels temps en els tancaments de les operacions, en l&#039;an&agrave;lisi m&eacute;s detallada&nbsp;<strong>s&#039;observen mostres de recuperaci&oacute;<\/strong>.<\/p>\n<p>I &eacute;s que cal destacar que s&#039;han donat dos trimestres diferenciats en el que portem d&#039;any. <strong>Els tres primers mesos de l&#039;any van seguir la tend&egrave;ncia de descens<\/strong> iniciada en el segon trimestre de 2023, mentre que <strong>el segon trimestre va trencar aquesta tend&egrave;ncia amb un augment de la contractaci&oacute; del 66%<\/strong> respecte al mateix per&iacute;ode de l&#039;any anterior. Com destaca Gerard Plana, director d&#039;<a href=\"https:\/\/www.forcadellindustrial.com\/\" target=\"_blank\" rel=\"noopener\"><strong>Industrial-Log&iacute;stica de Forcadell<\/strong><\/a>, &ldquo;<strong>aquestes &uacute;ltimes dades s&oacute;n positives<\/strong> per a un mercat immolog&iacute;stic que necessitava algun est&iacute;mul per mantenir la confian&ccedil;a&rdquo;.<\/p>\n<p>A m&eacute;s, com explica Gerard Plana, &ldquo;les dades de <em>vacancy<\/em> mostren un mercat immolog&iacute;stic que continua sent <strong>capa&ccedil; d&#039;absorbir nou estoc amb una demanda s&ograve;lida<\/strong>&rdquo;.
