La llei estableix aquesta inspecci&oacute; com una obligatorietat en determinats casos, al nostre bloc t&#039;expliquem quan &eacute;s necessari realitzar-la al teu edifici i quan necessites passar aquesta inspecci&oacute; si vols vendre el teu pis.<\/p>\n<p><img decoding=\"async\" alt=\"\" src=\"https:\/wp-content\/uploads\/2024\/09\/20240514102424-necesito-la-ite-si-quiero-vender-mi-piso-forcadell-896x636.png\" \/><\/p>\n<h2><strong>Per qu&egrave; fer la ITE?<\/strong><\/h2>\n<p><strong>L&rsquo;objectiu principal de la ITE<\/strong> &eacute;s <strong>identificar qualsevol defici&egrave;ncia que pugui posar en risc la seguretat i la salut dels residents de l&rsquo;edifici<\/strong>. &Eacute;s una an&agrave;lisi visual, sense implicar impacte en la normalitat dels llogaters. <strong>Aquest estudi revisa aspectes com:<\/strong><\/p>\n<ul>\n<li>\n<p><strong>Estat de l&#039;estructura <\/strong>sempre que no estigui amagada per sostre fals.<\/p>\n<\/li>\n<li>\n<p><strong>Fa&ccedil;anes i mitgeres<\/strong>.<\/p>\n<\/li>\n<li>\n<p><strong>Estat i fixaci&oacute; d&#039;elements decoratius en fa&ccedil;anes<\/strong>, com ara motllures, cornises, etc.<\/p>\n<\/li>\n<li>\n<p><strong>Cobertes<\/strong>.<\/p>\n<\/li>\n<li>\n<p><strong>Instal&bull;lacions de fontaneria, sanejament i electricitat<\/strong>.<\/p>\n<\/li>\n<\/ul>\n<p>Gr&agrave;cies a aquesta informaci&oacute;, <strong>els propietaris de la finca poden planificar adequadament les obres de manteniment necess&agrave;ries<\/strong> segons el seu estat. Aix&ograve; suposa <strong>garantir el bon estat de l&#039;edifici<\/strong>, minimitzant les derrames imprevistes i <strong>mantenint el valor dels immobles.<\/strong> Per descomptat, tamb&eacute; &eacute;s garantia de benestar per als llogaters.<\/p>\n<p>La llei estableix que <strong>els edificis de 45 anys tenen l&#039;obligaci&oacute; de fer aquesta inspecci&oacute; t&egrave;cnica<\/strong>. Quan la comunitat de propietaris ja ha superat aquest per&iacute;ode i ha tramitat la ITE, <strong>s&#039;ha de renovar cada 10 anys en cas de resultat apte sense defici&egrave;ncies.<\/strong> La renovaci&oacute; pot ser de 3 o 6 anys en casos d&#039;Apte Cautelar (amb Defici&egrave;ncies Greus) o Apte Provisional (amb Defici&egrave;ncies Importants).<\/p>\n<p>Si no saps quin any es va construir la teva propietat, pots consultar aquesta dada a trav&eacute;s de la seu electr&ograve;nica del <a href=\"https:\/\/www.sedecatastro.gob.es\/Accesos\/SECAccInmuebles.aspx\" target=\"_blank\" rel=\"noopener\">cadastre<\/a>.<\/p>\n<h2><strong>Necessito la ITE si vull vendre el meu pis?<\/strong><\/h2>\n<p><strong>Si l&#039;habitatge t&eacute; m&eacute;s de 45 anys i, per tant, est&agrave; obligada per llei a passar la ITE<\/strong>, s&iacute; que necessites la ITE si vols vendre el teu pis i haur&agrave;s de presentar davant del notari l&#039;informe de l&#039;arquitecte i el certificat d&#039;aptitud de l&#039;edifici.<\/p>\n<p><strong>En cas que el teu edifici no hagi superat la inspecci&oacute;, no et preocupis ja que tot i aix&iacute; podr&agrave;s posar el teu pis a la venda.<\/strong> Per aix&ograve; &eacute;s <strong>important disposar de l&#039;informe amb les accions que es faran<\/strong> (presents i derrames futures) i aportar aquesta informaci&oacute;.<\/p>\n<p><strong>El m&eacute;s aconsellable sempre &eacute;s vendre el pis amb la ITE superada<\/strong>, per&ograve; de vegades, <strong>si no ha estat tramitada per la Comunitat, el comprador ha d&#039;eximir expressament el lliurament del certificat d&#039;aptitud<\/strong>.
