Per obtenir aquest valor, aquest expert realitza una <strong>avaluaci\u00f3 detallada de la propietat. <\/strong>En aquesta an\u00e0lisi t\u00e9 en compte factors com la ubicaci\u00f3, la mida, la qualitat de la construcci\u00f3, les caracter\u00edstiques espec\u00edfiques de l&#8217;habitatge, etc.<\/p>\n<p>Alhora, el valor de taxaci\u00f3 es fa servir principalment per determinar la quantitat m\u00e0xima que una entitat financera estaria disposada a finan\u00e7ar en una hipoteca per a aquesta propietat. \u00c9s important tenir en compte que el valor de taxaci\u00f3 pot ser diferent del valor de venda. <strong>El taxador utilitza m\u00e8todes objectius i criteris espec\u00edfics per determinar-lo. E<\/strong><strong>l valor de venda pot estar influenciat per factors subjectius i negociacions entre el comprador i el venedor.<\/strong><\/p>\n<h2><strong>Preu de venda i valor de taxaci\u00f3 han de coincidir?<\/strong><\/h2>\n<p>El preu de venda d&#8217;un habitatge no t\u00e9 perqu\u00e8 coincidir amb el seu valor de taxaci\u00f3, encara que <strong>han de ser similars per evitar situacions com les seg\u00fcents:<\/strong><\/p>\n<p><strong>&#8211; Dificultats en el finan\u00e7ament<\/strong>: sorgirien si el valor de taxaci\u00f3 \u00e9s significativament menor que el valor de venda.<\/p>\n<p><strong>&#8211; Complicacions en el proc\u00e9s de compravenda<\/strong>: la discrep\u00e0ncia entre tots dos valors pot portar a negociacions entre el comprador i el venedor.
