El sector ha notat l&#039;impacte de la caiguda de l&#039;inversor institucional que ha preferit adoptar <strong>l&#039;estrat&egrave;gia del <em>wait &amp; see<\/em><\/strong> i esperar el 2024 per buscar un ajustament de les rendibilitats i una estabilitat macroecon&ograve;mica m&eacute;s gran. &ldquo;Tot i la pujada de tipus d&#039;inter&egrave;s m&eacute;s agressiva dels darrers anys, la inflaci&oacute; i els conflictes geopol&iacute;tics, l&#039;<strong>economia espanyola ha mostrat un dels comportaments m&eacute;s s&ograve;lids<\/strong>, si es compara amb la resta de ve&iuml;ns europeus&rdquo;, declara Christian Gracia , Director d&#039;<a href=\"https:\/\/www.forcadellinversor.com\/\" target=\"_blank\" rel=\"noopener\"><strong>Inversi&oacute;, S&ograve;l i Obra Nova<\/strong><\/a> de FORCADELL.<\/p>\n<p>&quot;Els <strong>criteris ESG, la flexibilitat o el confort s&#039;han consolidat com a factors determinants per als inversors<\/strong>, que prioritzen els actius de qualitat davant de la resta, generant una polaritzaci&oacute; entre els actius de m&eacute;s i menys inter&egrave;s&quot;, afirma Christian Gracia. Pel que fa a les <strong>previsions de creixement<\/strong>, al tancament d&#039;aquesta edici&oacute; de l&#039;informe, s&oacute;n moderades per a la primera meitat d&#039;any, per&ograve; <strong>amb expectatives d&#039;accelerar-se durant el segon semestre<\/strong>.<\/p>\n<h2><strong>El sector Hoteler el protagonista de la inversi&oacute; el 2023<\/strong><\/h2>\n<p>Desglossant per &agrave;rees d&#039;inversi&oacute;, el sector hoteler ha estat el gran protagonista del 2023 i ha acumulat una quota d&#039;inversi&oacute; del 30%. Cal tenir en compte el context de <strong>recuperaci&oacute; del turisme<\/strong>: a Barcelona el sector ha tornat a nivells similars al 2019, amb m&eacute;s de 12 milions de turistes registrats en allotjaments i un retorn econ&ograve;mic total de 9.600 M&euro;, segons dades de l&#039;Observatori de Turisme de Barcelona.<\/p>\n<p>Segons FORCADELL, <strong>el <em>Living <\/em>(Residencial) ha representat una quota al voltant del 21% de la inversi&oacute; immobili&agrave;ria<\/strong> <strong>estatal <\/strong>acumulada, fet que suposa al voltant de 2.000 M&euro;. Aquesta xifra representa un ajustament del 24% respecte al 2022. L&#039;enduriment de les condicions de finan&ccedil;ament es postula com la causa principal d&#039;aquest descens que no ha estat tan elevat tenint en compte que ven&iacute;em d&#039;un<strong> any r&egrave;cord d&#039;operacions<\/strong>. Les xifres globals del Consell General del Notariat conclouen que el 2023 s&#039;ha tancat amb 640.400 transaccions, el quart millor resultat des del 2007.<\/p>\n<p><strong>El mercat d&#039;oficines ha estat el tercer sector m&eacute;s present a la inversi&oacute; immobili&agrave;ria<\/strong> amb m&eacute;s de 1.750M&euro;, acumulant una quota de mercat del 19%. Malgrat tot el soroll generat al voltant del sector durant el 2023, les oficines segueixen presents al radar inversor com una pe&ccedil;a estrat&egrave;gica, sobretot despr&eacute;s que les grans tecnol&ograve;giques i corporacions estiguin anunciant el retorn semipresencial als espais de treball.<\/p>\n<p><strong>El <em>Retail<\/em>, per la seva banda, va assolir el 2023 un volum d&#039;inversi&oacute; proper als 1.100 M&euro;<\/strong>, un 74% per sota del 2022. Acumulant el 12% del total de la inversi&oacute;, el sector ha mostrat dues cares molt diferenciades. D&#039;una banda, <strong>es consolida la fortalesa de la demanda dels usuaris<\/strong> amb la recuperaci&oacute; dels nivells d&#039;aflu&egrave;ncia prepand&egrave;mics. Per contra, els inversors s&#039;han mantingut cauts i &eacute;s a finals d&#039;any on es percep una lleu recuperaci&oacute; de la confian&ccedil;a.<\/p>\n<p>L&#039;<strong>Immolog&iacute;stic<\/strong> ha experimentat un acusat descens, continuant amb la tend&egrave;ncia que arrossega des de finals del 2022, on oferta i demanda no s&#039;acaben de trobar. A aquesta situaci&oacute; se li ha sumat la pujada dels tipus d&#039;inter&egrave;s, situant la inversi&oacute; en 1.200M&euro;, molt per sota dels 2.200 M&euro; registrats el 2022, fet que suposa un ajustament del 31%.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Segons l&rsquo;Informe d&rsquo;Inversi&oacute;
