Una <strong>important caiguda de la contractaci&oacute; que confirma la tend&egrave;ncia dels &uacute;ltims tres trimestres de 2023<\/strong>. El total anual s&#039;ha situat en 507.491 m&sup2;, la qual cosa suposa un descens del 39% respecte al 2022. &quot;<strong>Pel que fa a la inversi&oacute; log&iacute;stica<\/strong>, tot i que els volums han caigut m&eacute;s del 50% interanual, <strong>la voluntat inversora segueix ferma i l&#039;aposta pel mercat catal&agrave;, clar&iacute;ssima<\/strong>&quot;, assegura Gerard Plana, director d&#039;<a href=\"https:\/\/www.forcadellindustrial.com\/\" target=\"_blank\" rel=\"noopener\">Industrial-Log&iacute;stica de FORCADELL<\/a>. Els ajustaments en els preus de transacci&oacute; es deuen a la <strong>necessitat de major rendibilitat en un mercat de pujades de tipus d&#039;inter&egrave;s<\/strong>.<\/p>\n<p><strong>L&#039;entrada de nou estoc segueix enfocada en el mercat inmolog&iacute;stic, amb naus d&#039;altes qualitats constructives i certificacions ambientals que compleixin amb criteris ESG<\/strong>. Aquesta tend&egrave;ncia provoca cert&nbsp;desavantatge en els immobles constru&iuml;ts&nbsp;ja fa uns anys. En el mercat industrial, observem un <strong>parc de naus altament ocupat, amb rendes a l&#039;al&ccedil;a<\/strong> que incentiven als propietaris a anar actualitzant progressivament&nbsp;aquelles naus que no compleixen la normativa contra incendis.<\/p>\n<p><strong>La manca de producte industrial de qualitat &eacute;s el mal end&egrave;mic del mercat de naus industrials a l&#039;&Agrave;rea Metropolitana de Barcelona i els seus voltants<\/strong>. Aix&ograve; pressiona les rendes a l&#039;al&ccedil;a i obliga les empreses a meditar molt b&eacute; abans de materialitzar qualsevol trasllat o ampliaci&oacute;. Segons FORCADELL, <strong>la demanda de la venda de naus industrials ha registrat un increment del 16%<\/strong> respecte al mateix per&iacute;ode de l&#039;any anterior. Al pol oposat, <strong>la demanda de naus industrials de lloguer ha descendit un 10%<\/strong>. Aquesta &uacute;ltima dada confirma la tend&egrave;ncia de desacceleraci&oacute; detectada durant l&#039;any 2023.<\/p>\n<p><strong>En lloguer de naus industrials, la tend&egrave;ncia &eacute;s un lleu increment general de preus a totes les poblacions<\/strong>, entre l&#039;1% i el 3%. &quot;La caiguda de la contractaci&oacute; log&iacute;stica, juntament amb la desacceleraci&oacute; del mercat de lloguer de naus, no ha obligat a baixar les rendes, al contrari, s&#039;han vist empeses a l&#039;al&ccedil;a per la inflaci&oacute;, l&#039;increment de costos i interessos&quot;, manifesta Gerard Plana. <strong>En venda, s&iacute; veiem alguns descensos moderats de preus<\/strong> degut&nbsp;als costos de finan&ccedil;ament i al major esfor&ccedil; econ&ograve;mic que han de fer les empreses per traslladar-se.
