Un <strong>acusat descens acusat en l&iacute;nia amb el que han estat els &uacute;ltims trimestres de l&#039;any passat<\/strong>, que corregeixen el creixement dels &uacute;ltims exercicis post-COVID, situant el <em>take-up<\/em> total de l&#039;any en 507.491 m&sup2;. Tot i que <strong>el volum contractat en 2023 es troba un 40% per sota del de 2022, est&agrave; en l&iacute;nia amb la mitjana dels &uacute;ltims 10 anys<\/strong> (585.147 m&sup2;).<\/p>\n<p><strong>El nombre d&#039;operacions registrades al Q4 ascendeix a 14<\/strong> i es distribueixen de la seg&uuml;ent forma: 4 operacions a la 1a Corona que sumen 26.194 m&sup2;, 8 operacions a la 2a Corona que sumen 61.045 m&sup2;, i 2 operacions a la 3a Corona que sumen 25.934 m&sup2;. <strong>La superf&iacute;cie mitjana contractada al 2023 ha estat de 8.750 m&sup2;<\/strong>, en conson&agrave;ncia tamb&eacute; amb el que &eacute;s el mercat catal&agrave;.<\/p>\n<p>Les naus de nova construcci&oacute; o claus en m&agrave; continuen tenint un gran pes. <strong>Un 46% de la superf&iacute;cie contractada el passat 2023 ha estat en naus de nova construcci&oacute;<\/strong>. Pel que fa a operacions rellevants del Q4, destaquem el lloguer per part de GLP d&#039;una nau de 22.434 m&sup2; a Constant&iacute; (3a Corona) o l&#039;adquisici&oacute; per part de la Fundaci&oacute; Formaci&oacute; i Treball d&#039;una nau de 30.000 m&sup2; a Sabadell.<\/p>\n<p>Segons Gerard Plana, Director del <a href=\"https:\/\/www.forcadellindustrial.com\/\" target=\"_blank\" rel=\"noopener\">Departament d&#039;Industrial-Log&iacute;stica de FORCADELL<\/a>, &quot;<strong>les rendes continuen amb tend&egrave;ncia a l&#039;al&ccedil;a, especialment als projectes que comen&ccedil;aran a construir-se aquest 2024 amb previsi&oacute; de lliurament el 2025<\/strong>&quot;. La pujada de tipus d&#039;inter&egrave;s i la conseg&uuml;ent inestabilitat en les <em>yields<\/em> s&oacute;n les principals causants d&#039;aquests augments, a m&eacute;s del cost del s&ograve;l adquirit en un moment de tipus baixos i expectatives de rendibilitat diferents.<\/p>\n<p>&quot;Quant a inversi&oacute;, tot i que ens trobem amb un mercat m&eacute;s redu&iuml;t que el de 2022, veiem un <strong>inter&egrave;s molt elevat en l&#039;immolog&iacute;stic catal&agrave;<\/strong>&quot;, manifesta Gerard Plana, <strong>tant en la compra de s&ograve;l per promoure com en les operacions en rendibilitat<\/strong>, aquestes &uacute;ltimes amb <em>yields<\/em> entre el 5 i el 6% en immobles classe A i situats a 1a i 2a corones de Barcelona.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Segons l&#039;informe de FORCADELL, la major part del take-up s&#039;ha produ&iuml;t a la 2a Corona, amb 61.045 m2 (54% del total).
