El resultat concorda amb les projeccions inicials de l&#039;any, moderadament optimistes donades les condicions macroecon&ograve;miques; l&#039;augment dels tipus d&#039;inter&egrave;s, la inflaci&oacute; i la situaci&oacute; geopol&iacute;tica. A aquesta situaci&oacute; s&#039;afegeix la transformaci&oacute; en curs del mercat laboral, generant adaptacions per part del sector d&#039;oficines.<\/p>\n<p><strong>El mercat d&#039;oficines a Barcelona exhibeix dues velocitats diferents<\/strong>, reflex del dinamisme i funcionament propis de diverses &agrave;rees. D&#039;una banda, <strong>el Central Business District (CBD) i el centre de la ciutat (ZC) mantenen un ritme de contractaci&oacute; elevat amb una disponibilitat limitada<\/strong>. En canvi, altres zones mostren una evoluci&oacute; dispar. <strong>El districte del 22@ va experimentar una disminuci&oacute; notable<\/strong> en la contractaci&oacute; degut, principalment, a l&#039;abs&egrave;ncia d&#039;operacions de gran envergadura (5.000 m&sup2;&gt;). L&#039;increment de superf&iacute;cie de la nova oferta ha situat la disponibilitat del 22@ per sobre del 20%. <strong>La perif&egrave;ria<\/strong>, tot i mantenir un bon ritme de contractaci&oacute;, <strong>no ha aconseguit absorbir l&#039;oferta disponible<\/strong>. Finalment, <strong>la zona de Pla&ccedil;a Europa-Fira conserva una taxa d&#039;ocupaci&oacute; acceptable<\/strong>, tot i que no es van registrar operacions rellevants durant el Q4 de 2023.<\/p>\n<p>Les rendes s&#039;han mantingut estables, amb una lleugera tend&egrave;ncia a la baixa en algunes zones m&eacute;s allunyades del centre de Barcelona. Amb la finalitat de dinamitzar la comercialitzaci&oacute; a zones com el 22@, <strong>les propostes d&#039;incentius pels arrendataris s&#039;han situat en valors del 10-25%, contribuint aix&iacute; a la reducci&oacute; efectiva de les rendes<\/strong>. Segons Manel de Bes, Director del <a href=\"https:\/\/www.forcadelloficina.com\/\" target=\"_blank\" rel=\"noopener\">Departament d&#039;Oficines de FORCADELL<\/a>, &quot;<strong>les previsions per a 2024 indiquen que aquesta tend&egrave;ncia es mantindr&agrave;, amb rendes estables al CBD i al centre de la ciutat, i petits ajustos a les &agrave;rees m&eacute;s perif&egrave;riques<\/strong>&quot;.<\/p>\n<p>Al Q4 ha estat <strong>not&iacute;cia destacada l&#039;<a href=\"https:\/\/www.forcadell.com\/ca\/noticies\/gieseckedevrient-mobile-security-tcd-iberia-es-trasllada-a-unes-installacions-de-4500-m2-al-campus-sjd.html\" target=\"_blank\" rel=\"noopener\">operaci&oacute; assessorada per FORCADELL de 4.500 m&sup2; a Sant Joan Desp&iacute;<\/a> a la multinacional alemanya Giesecke+Devrient Mobile Security Iberia S.A.<\/strong> Tamb&eacute; l&#039;operaci&oacute; d&#039;Allianz Technology&nbsp;de 4.450 m&sup2; a l&#039;edifici Sea Towers del 22@ i la de Networkia de 2.580 m&sup2; a la zona CBD. Durant el Q4T hi ha hagut un <strong>total de 85 operacions<\/strong>, un nombre similar al de l&#039;any passat (90 operacions), tot i aix&iacute; no s&#039;han assolit els mateixos nivells de contractaci&oacute; ja que no s&#039;han tancat operacions de gran volum.<\/p>\n<p>&quot;En aquest 2023 es continua observant una <strong>clara prefer&egrave;ncia per edificis amb certificacions de Grau A (LEED i BREEAM)<\/strong>. Aquest inter&egrave;s s&#039;emmarca en la creixent <strong>adopci&oacute; de pol&iacute;tiques ESG<\/strong> (ambientals, socials i de governan&ccedil;a), les quals s&#039;han tornat cada vegada m&eacute;s prominents en la filosofia empresarial&quot;, manifesta Manel de Bes. A m&eacute;s a m&eacute;s, &quot;s&#039;observa una <strong>tend&egrave;ncia cap a la recerca d&#039;oficines implantades<\/strong> que permetin a les empreses iniciar les seves operacions amb el m&iacute;nim impacte econ&ograve;mic.
