{"id":19544,"date":"2023-09-06T17:04:00","date_gmt":"2023-09-06T15:04:00","guid":{"rendered":"https:\/\/\/estabilitat-i-bones-perspectives-a-lindustrial-logistic-a-catalunya\/"},"modified":"2024-09-13T17:21:54","modified_gmt":"2024-09-13T15:21:54","slug":"estabilitat-i-bones-perspectives-a-lindustrial-logistic-a-catalunya","status":"publish","type":"post","link":"https:\/\/forcadell.com\/ca\/estabilitat-i-bones-perspectives-a-lindustrial-logistic-a-catalunya\/","title":{"rendered":"Estabilitat i bones perspectives a l&#8217;industrial-log\u00edstic a Catalunya"},"content":{"rendered":"<p><em>L&#039;&uacute;ltim informe de FORCADELL, d&#039;una banda, posa de manifest l&#039;escassetat de producte i, per l&rsquo;altra, el lleu increment de preus en els diferents segments.<\/em><\/p>\n<\/p>\n<p><strong>El mercat industrial a Catalunya s&#039;ha desenvolupat de manera prudent al llarg del primer semestre,<\/strong> mantenint la mateixa tend&egrave;ncia que a l&#039;exercici anterior, tal com assenyala el nou informe de FORCADELL.<strong> El segment de naus en lloguer ha registrat un descens del 31%<\/strong>, situaci&oacute; reflecteix la prud&egrave;ncia de les empreses a l&#039;hora de prendre decisions. <strong>Per superf&iacute;cies, les naus de fins a 500 m&sup2; han estat les m&eacute;s sol&middot;licitades (34%),<\/strong> mentre que les de 501 m&sup2; a 1.000 m&sup2; i les de 1.001 m&sup2; a 2.500 m&sup2; han suposat el 28% i el 24%, respectivament. Les naus de m&eacute;s de 2.500 m&sup2; s&#039;han mantingut en una quota del 15%, segons la consultora FORCADELL. <strong>A nivell de rendes, el preu mitj&agrave; a la Zona A s&rsquo;ha situat en els 5,75 &euro;\/m&sup2;\/mes,<\/strong> mentre que en el mateix per&iacute;ode de l&#039;any anterior va ser de 5,22 &euro;\/m&sup2;\/mes (+10,1%). <strong>Per comarques, el preu mitj&agrave; al Barcelon&egrave;s ha aconseguit els 7 &euro;\/m&sup2;\/mes<\/strong> i el Baix Llobregat els 4,8 &euro;\/m&sup2;\/mes, mantenint-se al capdavant de la taula.<\/p>\n<p><strong>Pel que fa al segment de naus en venda, la demanda ha registrat un descens del -6% interanual.<\/strong> Per superf&iacute;cies, la demanda s&#039;ha concentrat en les m&eacute;s petites (fins a 500 m&sup2;), representant el 40% del total. Les naus de 2.501 m&sup2; a 5.000 m&sup2; s&#039;han quedat en el 7%, la meitat que un any enrere. <strong>A nivell de preus, la mitjana de la zona A s&rsquo;ha situat en els 1.109 &euro;\/m&sup2; el 1S 2023, un 14,9% m&eacute;s que en el mateix per&iacute;ode de l&#039;any anterior.<\/strong> Per comarques, el Barcelon&egrave;s ha registrat el major increment aconseguit una renda mitjana de 1.102 &euro;\/m&sup2;. L&#039;increment al Baix Llobregat ha estat de 12%, i de l&#039;11% i 10% al Vall&egrave;s Oriental i Occidental, respectivament.<\/p>\n<p><strong>El segment de solars industrials ha seguit la seva tend&egrave;ncia habitual de preus a l&#039;al&ccedil;a, movent-se en una forquilla a la Zona A entre els 383 &euro;\/m&sup2; <\/strong>(mitjana m&iacute;nima) <strong>i els 655 &euro;\/m&sup2;<\/strong> (mitjana m&agrave;xima). L&#039;escassa disponibilitat que arrossega el sector pressiona de manera permanent any rere any els preus a l&#039;al&ccedil;a, tal com es despr&egrave;n de l&#039;informe de FORCADELL. <strong>Per comarques, el Barcelon&egrave;s ha aconseguit un preu mitj&agrave; de 402 &euro;\/m&sup2;, un 2% superior<\/strong> respecte a un any enrere (390 &euro;\/m&sup2;).<\/p>\n<p><strong>El sector inmolog&iacute;stico catal&agrave; ha tancat un primer semestre amb un take up de 336.373 m&sup2;, un -19% inferior respecte als 412.989 m&sup2; aconseguits en el mateix per&iacute;ode del 2022. <\/strong>La incertesa econ&ograve;mica, amb una elevada inflaci&oacute; i uns costos de construcci&oacute; i de finan&ccedil;ament a l&#039;al&ccedil;a, que s&#039;arrosseguen des de 2022, ha condicionat el volum de contractaci&oacute; total. A m&eacute;s, &ldquo;<strong>la demora en la presa de decisions tamb&eacute; ha incidit clarament en els resultats obtinguts i tamb&eacute; alguns projectes a risc s&#039;han vist pausats esperant rendibilitats m&eacute;s favorables i millors condicions financeres<\/strong>&rdquo;, destaca Gerard Plana, Director d&#039;<a href=\"https:\/\/www.forcadellindustrial.com\/\" target=\"_blank\" rel=\"noopener\">Industrial-Log&iacute;stica de FORCADELL<\/a>.<\/p>\n<p><strong>No obstant aix&ograve;, cal destacar de manera positiva que &ldquo;la demanda s&#039;ha mantingut latent i s&ograve;lida, i es preveu que segueixi aix&iacute; els pr&ograve;xims semestres. La demanda requereix un parc de naus log&iacute;stiques de qualitat i amb major disponibilitat, en qu&egrave; s&#039;aposti clarament pels criteris ESG<\/strong>&rdquo;, afegeix Gerard Plana. El focus d&#039;inter&egrave;s de la demanda ha estat centrat en els <strong>grans centres de distribuci&oacute; i de paqueteria, aix&iacute; com els<em> last mile<\/em>, principalment a la 1a Corona.<\/strong> Pel que fa als preus, <strong>els costos del capital han continuat pressionant els <em>askings rents<\/em> dels nous projectes<\/strong>, per la qual cosa es preveu que continu&iuml;n incrementant al llarg del 2n semestre al voltant del 2-3%.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>L&#039;&uacute;ltim informe de FORCADELL, d&#039;una banda, posa de manifest l&#039;escassetat de producte i, per l&rsquo;altra, el lleu increment de preus en els diferents segments.
