No obstant aix&ograve;, <strong>sempre romandr&agrave; relativament activa juntament amb la demanda d&#039;origen estranger<\/strong>, perqu&egrave; aquest &eacute;s un n&iacute;nxol molt important de compradors pel mercat d&#039;obra nova&rdquo;, assenyala<strong> Christian Gracia, Director d&#039;<a href=\"https:\/\/www.forcadellinversor.com\/\" target=\"_blank\" rel=\"noopener\">Inversi&oacute;, S&ograve;l i Obra Nova de FORCADELL.&nbsp;<\/a><\/strong><\/p>\n<p><strong>&ldquo;Es tracta d&#039;una situaci&oacute; temporal amb millors perspectives de cara a la segona meitat de l&#039;any una vegada es resolguin moltes d&#039;aquestes inc&ograve;gnites. Despr&eacute;s d&#039;aquest per&iacute;ode es preveu que el cr&egrave;dit recuperi nivells assumibles d&#039;inter&egrave;s i en conseq&uuml;&egrave;ncia es reprenguin els n&uacute;meros raonables pel que fa a volum (finan&ccedil;ament)<\/strong>&rdquo;, afegeix Christian Gracia.<\/p>\n<p><strong>Els preus han pujat de manera clara per la insuficient oferta<\/strong>, el fort increment del preu de les mat&egrave;ries primeres i l&#039;escassetat de m&agrave; d&#039;obra al sector, detalla l&#039;informe de FORCADELL del 1S 2023. <strong>El preu mitj&agrave; de l&#039;obra nova a Barcelona<\/strong> s&#039;ha situat en aquest per&iacute;ode en els <strong>5.970 &euro;\/m&sup2;<\/strong>, un 5,5% m&eacute;s en comparaci&oacute; amb el 2S 2022 i un +2,8%, en canvi, respecte un any enrere.&nbsp;<\/p>\n<p>Analitzant per districtes, destaca l&#039;increment de preus a&nbsp;<strong>Sant Andreu (+17,65%), Nou Barris (+9,09%), Gr&agrave;cia (+8,9%) i l&rsquo;Eixample (+8,6%).<\/strong> Per municipis, la pujada m&eacute;s pronunciada s&#039;ha registrat a <strong>Badalona (+10,2%)<\/strong> mentre que <strong>a Granollers els preus han baixat un -6,8%.<\/strong> <strong>L&#039;escassetat de s&ograve;l<\/strong>, end&egrave;mica en el mercat barcelon&iacute;, ha continuat condicionant la possibilitat de dur a terme nous desenvolupaments. Per aquest motiu, les constructores fa temps que estan posant el focus en altres nuclis urbans pr&ograve;xims a la capital catalana com <strong>Sabadell, Esplugues de Llobregat, L&#039;Hospitalet de Llobregat, Badalona o Terrassa<\/strong>, entre altres.&nbsp;<\/p>\n<p>L&#039;informe de FORCADELL tamb&eacute; destaca que, encara que <strong>les rehabilitacions a Barcelona han incrementat lleugerament l&#039;&uacute;ltim any prop d&#039;un 25%,<\/strong> el seu pes respecte del total de superf&iacute;cie visada d&#039;habitatge, ha denotat un <strong>clar estancament en comparaci&oacute; amb els &uacute;ltims anys.<\/strong> La demora en els tr&agrave;mits de sol&middot;licitud d&#039;aquestes ajudes s&#039;est&agrave; allargant m&eacute;s del desitjat perqu&egrave; <strong>s&rsquo;han de realitzar-se a trav&eacute;s de les comunitats de propietaris i aix&ograve; comporta terminis de decisi&oacute; complexos.<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>El preu mig de l&#039;obra nova a Barcelona s&#039;ha situat en els 5.970 &euro;\/m&sup2; al 1S 2023, un 5,5% m&eacute;s que al semestre anterior, segons el nou informe de FORCADELL.
