Si b&eacute; el canvi de paradigma econ&ograve;mic pel qual estem travessant &eacute;s d&#039;abast mundial, aquest ha incidit en tots els mercats en major o menor mesura, esquitxant tamb&eacute;<strong> el segment industrial, qui sempre s&#039;ha caracteritzat per la seva estabilitat i fortalesa<\/strong>. <strong>Uns tipus d&#039;inter&egrave;s a l&#039;al&ccedil;a i una inflaci&oacute; encara elevada,<\/strong> han pausat el desenvolupament d&#039;operacions a l&#039;espera d&#039;un nou escenari m&eacute;s segur, a nivell financer, per a compradors i arrendataris, en les seves respectives modalitats.<\/p>\n<p>El sector de les naus industrials en lloguer, i tamb&eacute; en venda, ha mostrat signes de <strong>com el comportament del mercat els ha condiciona<\/strong>t. La demanda de lloguer i la de venda<strong> ha registrat un segon semestre certament at&iacute;pic<\/strong>, amb una<strong> caiguda interanual de la demanda del 48% i del 49% respectivament<\/strong>, en comparaci&oacute; amb el mateix per&iacute;ode de l&#039;any anterior. En lloguer cal remuntar-se al 2014 per a poder equiparar un volum de demanda en aquests termes, mentre que en venda cal retrocedir fins a 2016. <strong>&ldquo;Si b&eacute; es tracta d&#039;una situaci&oacute; transit&ograve;ria condicionada per aquesta incertesa, les previsions apunten que la situaci&oacute; comenci a revertir a mitjans de 2023 i reprendre els nivells habituals del mercat&rdquo;,<\/strong> destaca Gerard Plana,<strong> Director del <a href=\"https:\/\/www.forcadellindustrial.com\/\" target=\"_blank\" rel=\"noopener\">Departament d&#039;Industrial-Log&iacute;stica de FORCADELL.<\/a><\/strong><\/p>\n<p>D&#039;altra banda, la <strong>falta de producte industrial i log&iacute;stic <\/strong>a les zones m&eacute;s pr&ograve;ximes a Barcelona i la seva &agrave;rea metropolitana ha continuat suposant &ndash;ja de manera permanent- <strong>un fre per a un major creixement del mercat<\/strong>. A favor compta amb la ubicaci&oacute;, ja que la capital catalana es troba a poca dist&agrave;ncia de les principals vies de connexi&oacute; -port, aeroport, carreteres i autopistes-, factor que la fa molt atractiva per al teixit empresarial local i internacional.<\/p>\n<p><strong>A l&rsquo;immolog&iacute;stic<\/strong>, <strong>les naus de nova construcci&oacute; i claus en m&agrave; han perm&egrave;s posar al mercat nous metres disponibles per a les empreses<\/strong>, mentre que a l&rsquo;industrial, principalment per la seva pr&ograve;pia naturalesa, la situaci&oacute; es mant&eacute; totalment oposada. <strong>&ldquo;Un marc regulador limitant i uns costos elevats pel que fa a la m&agrave; d&#039;obra i materials no aconsegueixen motivar els propietaris i constructores a actualitzar el parc industrial a Barcelona&rdquo;<\/strong>, afegeix Gerard Plana.<\/p>\n<p><strong>El s&ograve;l industrial ha seguit la tend&egrave;ncia especialment alcista del primer semestre<\/strong>. En aquesta ocasi&oacute; les dades mostren que el preu mig m&agrave;xim aconseguit a Catalunya s&#039;ha situat en els <strong>386 &euro;\/m&sup2;, un 0,2% m&eacute;s<\/strong> que just un any enrere en el mateix per&iacute;ode. A nivell rendibilitats, en industrial s&#039;han mantingut sense canvis al llarg del segon semestre a les diferents ubicacions, situant-se en el nucli Barcelona &ndash; Baix Llobregat litoral entre el <strong>5% i el 8%.<\/strong><\/p>\n<p><strong>L&rsquo;inmolog&iacute;stic&nbsp;continua registrant xifres de r&egrave;cord<\/strong><\/p>\n<p><strong>El sector log&iacute;stic catal&agrave; ha aconseguit un take up de 422.076 m&sup2;.<\/strong> Al segon semestre de 2022, volum certament molt positiu per al sector, que millora en un <strong>41,2%<\/strong> els resultats obtinguts en el 2S 2021. <strong>El total anual de 2022 ha estat de 834.728 m&sup2;<\/strong>, un 3% per sobre de l&#039;any anterior, marcant un nou r&egrave;cord de contractaci&oacute;. Si b&eacute;<strong> els <em>asking rents<\/em> han registrat una certa pressi&oacute; a l&#039;al&ccedil;a<\/strong> pels costos de construcci&oacute;, del s&ograve;l i el finan&ccedil;ament, a<strong>&nbsp;1a Corona (<em>prime<\/em>) s&#039;han mantingut en els 7,5&euro;\/m<\/strong>&sup2;. A 2a Corona s&#039;han situat entre els 5 i els 6,75&euro;\/m&sup2; i a 3a han incrementat fins els 4&euro;\/m&sup2;. <strong>&ldquo;De cara a 2023 encara s&#039;esperen alguns increments de rendes<\/strong> a causa d&#039;aquests factors&rdquo;, conclou Gerard Plana, <strong>Director del <a href=\"https:\/\/www.forcadellindustrial.com\/\" target=\"_blank\" rel=\"noopener\">Departament d&#039;Industrial-Log&iacute;stica de FORCADELL<\/a><\/strong><a href=\"https:\/\/www.forcadellindustrial.com\/\" target=\"_blank\" rel=\"noopener\">.<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>L&#039;Informe del Mercat Industrial-Log&iacute;stic de FORCADELL assenyala una caiguda de la demanda de lloguer i de venda, del 48% i del 49% respectivament en el 2S 2022.
