Encara que la conjuntura econ&ograve;mica global ha continuat inestable a causa de l&#039;increment dels tipus d&#039;inter&egrave;s i les conseq&uuml;&egrave;ncies del conflicte geopol&iacute;tic d&#039;Europa, el sector de les oficines s&#039;ha mantingut ferm a tancament del 2S 2022. La implantaci&oacute; del teletreball a moltes empreses a nivell nacional no ha influ&iuml;t massa en l&#039;ocupaci&oacute; de nous espais. <strong>Aix&iacute; ho demostra la seva xifra de contractaci&oacute;, que ha tancat l&#039;exercici 2022 amb 331.000 m&sup2;, <\/strong>la qual cosa suposa un <strong>+0,8%<\/strong> respecte del mateix per&iacute;ode de l&#039;any anterior.<\/p>\n<p>Fent una an&agrave;lisi amb perspectiva hist&ograve;rica, &ldquo;<strong>s&#039;aprecia com el sector ha adoptat una actitud de recuperaci&oacute; constant de creixement fins a igualar els nivells preCovid<\/strong>. A tancament d&#039;exercici, les xifres s&#039;han equiparat a les del 2S 2017 i, per grand&agrave;ria, la contractaci&oacute; d&#039;oficines de m&eacute;s de 500 m&sup2; ha guanyat rellev&agrave;ncia&rdquo;, destaca Manel de Bes, Director del<strong> Departament d&#039;<a href=\"https:\/\/www.forcadelloficina.com\/\" target=\"_blank\" rel=\"noopener\">Oficines de FORCADELL<\/a>.<\/strong><\/p>\n<p><strong>Els dos principals pols d&#039;atracci&oacute; del mercat d&#039;oficines a Barcelona<\/strong>, a tancament de 2022, han seguit <strong>liderats per la Zona Centre i el 22@.<\/strong> El centre de la ciutat sempre s&#039;ha considerat la zona m&eacute;s demandada per la seva c&egrave;ntrica ubicaci&oacute;. <strong>La poca oferta de producte en aquesta &agrave;rea es mant&eacute; present<\/strong>, encara que durant la segona meitat del 2022 <strong>s&#039;han incorporat nous espais rehabilitats que han estat modernitzats i qualificats amb els segells de qualitat LEED, BREEAM o WELL<\/strong>, d&rsquo;acord amb les caracter&iacute;stiques de sostenibilitat i benestar dels treballadors.<\/p>\n<p>L&#039;escassetat d&#039;aquesta mena d&#039;actius, segons FORCADELL, ha provocat un<strong> increment dels pre-lloguers per part dels arrendataris a causa del seu alt nivell d&#039;inter&egrave;s.<\/strong> Pel que fa al 22@, ha mantingut una tend&egrave;ncia molt similar i ha focalitzat l&#039;activitat promotora per la localitzaci&oacute; de gran part del total de superf&iacute;cie nova i renovada. &ldquo;Els seus <strong>edificis d&#039;&uacute;ltima generaci&oacute; s&oacute;n l&#039;atractiu que posiciona el districte<\/strong> com el m&eacute;s demandat per <strong>empreses tecnol&ograve;giques, <em>life science <\/em>i escoles de formaci&oacute;<\/strong>&rdquo;, afegeix Manel de Bes.<\/p>\n<p>Pel que fa a la<strong> disponibilitat, la taxa al 2S 2022 s&#039;ha mantingut en els nivells dels trimestres anteriors<\/strong>, amb un subtil increment fins el <strong>9,7%, <\/strong>a causa de la continuada sortida al mercat de metres quadrats. La major part, concentrats al 22@ per la incorporaci&oacute; d&#039;edificis de nova construcci&oacute;. <strong>Les rendes s&#039;han mantingut estables i els <em>asking rents <\/em>no han registrat variacions<\/strong>, excepte al centre on ha augmentat a proporci&oacute; de la renda mitjana.<\/p>\n<p>Segons l&#039;informe de FORCADELL, <strong>el mercat dels espais <em>flex <\/em>ha continuat creixent a Barcelona el 2022, encara que a un ritme m&eacute;s moderat. <\/strong>La capital catalana <strong>continua posicionada com una de les grans ciutats europees de refer&egrave;ncia en espais flexibles<\/strong>, acompanyada tamb&eacute; de Madrid. El nou model de treball conviu amb el model presencial en un<strong> format h&iacute;brid de presencialitat i remot<\/strong>.
