Segons <a href=\"https:\/\/www.forcadell.com\/ca\/publicacions.html\" target=\"_blank\" rel=\"noopener\">l&#039;informe de FORCADELL<\/a>, en la segona meitat de l&#039;any, <strong>el context inflacionista s&#039;ha mantingut actiu al llarg dels mesos<\/strong> i les pujades dels tipus d&#039;inter&egrave;s i del cost energ&egrave;tic han afectat la capacitat d&#039;endeutament de les fam&iacute;lies. El sector m&eacute;s afectat per la pand&egrave;mia torna a establir <strong>una actitud prudent a l&#039;expectativa dels futurs exercicis<\/strong>.<\/p>\n<p>Si b&eacute; el retorn del turisme a la ciutat ha estat present, sobretot durant la temporada vacacional, i ha afavorit a la millora del dinamisme del sector, segueix sense ser suficient. El <strong>turista estranger acostuma a freq&uuml;entar les zones comercials <em>prime<\/em><\/strong>, on el comer&ccedil; de proximitat no sol tenir tanta pres&egrave;ncia com les primeres marques que inverteixen en carrers amb molta aflu&egrave;ncia de vianants.<strong> Els establiments emblem&agrave;tics queden per darrere dels que tenen major capacitat d&#039;inversi&oacute;<\/strong>.<\/p>\n<p>Les <strong>morat&ograve;ries i regulacions establertes per l&#039;<a href=\"https:\/\/www.barcelona.cat\/\" target=\"_blank\" rel=\"noopener\">Ajuntament de Barcelona<\/a><\/strong> al sector s&#039;han mantingut estables i sense novetats durant el 2S 2022. Segons l&#039;organisme, les normatives imposades pel Pla d&#039;Usos de la ciutat tenen com a finalitat fomentar la mixtura de comer&ccedil; i refor&ccedil;ar el teixit de barri enfront de les activitats econ&ograve;miques m&eacute;s orientades al visitant. No obstant aix&ograve;, <strong>les associacions de comerciants no reben la normativa com una mesura afavoridora<\/strong>. Moltes zones c&egrave;ntriques de la ciutat estan afectades per la <strong>suspensi&oacute; de llic&egrave;ncies en restauraci&oacute;, supermercats, locals d&#039;oci nocturn o fleques<\/strong>. Aquest tipus de negocis continua patint les conseq&uuml;&egrave;ncies agreujades pel malestar de comerciants i ve&iuml;ns.<\/p>\n<p><strong>&ldquo;L&#039;<em>e-commerce <\/em>s&#039;ha establert com a model de consum en auge permanent <\/strong>i concentra un elevat percentatge de les compres en detriment de la botiga f&iacute;sica&rdquo;, afirma <strong>Ana Fuertes<\/strong>, directora del <a href=\"https:\/\/www.forcadelllocalcomercial.com\/\" target=\"_blank\" rel=\"noopener\">Departament de Locals Comercials de FORCADELL<\/a>. No obstant aix&ograve;,<strong> l&#039;estil de vida mediterrani continua acollint al canal <em>offline<\/em> com el preferit per la major part dels consumidors<\/strong>. &ldquo;L&#039;escenari inflacionista tamb&eacute; ha influ&iuml;t en el creixement de la incorporaci&oacute; de negocis a internet per a pal&middot;liar els costos de manteniment dels locals&rdquo;, afegeix Fuertes.<\/p>\n<p>En el segon semestre del 2022, <strong>el sector del <em>retail<\/em> a Barcelona ha registrat una reducci&oacute; de demanda respecte al 1S 2022<\/strong> del -11%, segons dades de FORCADELL. Aquesta xifra tamb&eacute; ha disminu&iuml;t en comparaci&oacute; al mateix semestre de l&#039;any anterior (-26,5%), cosa que significa que les dificultats assenyalades anteriorment continuen fent front a la recuperaci&oacute; d&#039;aquest mercat, que <strong>despr&eacute;s de la pand&egrave;mia ha patit unes fortes conseq&uuml;&egrave;ncies derivades dels canvis en el model de consum<\/strong>. Ara, la prevista recessi&oacute; immobili&agrave;ria derivada dels increments del tipus d&#039;inter&egrave;s per part del BCE complica encara m&eacute;s el dinamisme d&#039;aquest sector tan perjudicat. En l&#039;inici de 2023 es preveu que la demanda es comporti millor en el centre hist&ograve;ric i comercial de la ciutat que en altres barris.<\/p>\n<p>Per sectors, <strong>Serveis &eacute;s el sector que m&eacute;s ha crescut durant el segon semestre<\/strong>, amb la proliferaci&oacute; d&#039;obertures de petits comer&ccedil;os com a escoles de formaci&oacute;, centres m&egrave;dics, centres de perruqueria i est&egrave;tica i gimnasos. La<strong> demanda de locals de Restauraci&oacute; ha estat el que m&eacute;s quota de demanda ha redu&iuml;t<\/strong>, amb una caiguda del 28%. El sector Llar tamb&eacute; ha disminu&iuml;t la seva demanda respecte a la primera meitat de 2022, en un 22%, seguit del sector alimentaci&oacute;, en menor mesura. Els locals destinats a la venda de roba, sabates, complements i &ograve;ptiques han estat els que han registrat un major increment de la demanda en comparaci&oacute; al 1S 2022. El sector oci tamb&eacute; ha incrementat la seva demanda.<\/p>\n<p>Segons l&#039;informe semestral de FORCADELL, per superf&iacute;cies,<strong> la demanda de locals en lloguer entre 81 i 200 m&sup2; continua sent la m&eacute;s elevada (46%), sobretot en els eixos comercials com Ciutat Vella o l&#039;Eixample<\/strong>. En canvi, els locals d&#039;entre 201 i 500 m&sup2; situen la seva quota de demanda total en un 29%, per&ograve; s&oacute;n els m&eacute;s demandats a Gr&agrave;cia i Les Corts. Quant a la disponibilitat de locals, la tend&egrave;ncia es mant&eacute; estable amb una major quota de locals en lloguer (62%) que de venda (38%).<\/p>\n<p>Els districtes on se situen <strong>el major nombre de locals comercials disponibles en lloguer s&oacute;n Eixample i Ciutat Vella<\/strong>. &ldquo;Des de la perspectiva de la inversi&oacute;, <strong>el sector del <em>retail<\/em> ha mostrat una certa recuperaci&oacute; del mercat<\/strong> despr&eacute;s de fer front a les restriccions de la pand&egrave;mia&rdquo;, declara la directora del Departament de Locals Comercials de FORCADELL. Fuertes confirma que &ldquo;<strong>la reactivaci&oacute; del sector tur&iacute;stic ha afavorit al dinamisme del sector<\/strong> i es preveu que en el pr&ograve;xim exercici aquesta tend&egrave;ncia vagi en augment&rdquo;.
