L&rsquo;acte ha innovat tamb&eacute; pel que fa a format, m&eacute;s din&agrave;mic i enriquidor, combinant pon&egrave;ncies i debats amb els experts de FORCADELL en Residencial i Terciari.<\/p>\n<p>Les pon&egrave;ncies sobre la situaci&oacute; actual i el futur escenari d&rsquo;ambd&oacute;s segments de l&rsquo;immobiliari han anat a c&agrave;rrec del <a href=\"https:\/\/gonzalobernardos.es\/\" target=\"_blank\" rel=\"noopener\"><strong>Dr. Gonzalo Bernardos<\/strong><\/a>, director editorial de l&rsquo;informe, professor titular d&rsquo;Economia de la UB i director del <a href=\"https:\/\/www.masterinmobiliarioub.es\/\" target=\"_blank\" rel=\"noopener\">M&agrave;ster d&rsquo;Assessoria, Gesti&oacute; i Promoci&oacute; Immobili&agrave;ria<\/a> de la UB. Per part de FORCADELL hi ha participat el <strong>Sr. Ivan Vaqu&eacute;<\/strong>, CEO i Conseller Delegat de FORCADELL, qui ha comptat amb els experts en Residencial de la companyia, el <strong>Sr. Llu&iacute;s Catal&agrave;<\/strong>, adjunt a Direcci&oacute;, el <strong>Sr. Alex V&aacute;zquez<\/strong>, director de <a href=\"https:\/\/www.forcadelladministrador.com\/ca\/administracio-de-lloguers.html\" target=\"_blank\" rel=\"noopener\">Gesti&oacute; de d&rsquo;Habitatges en Lloguer<\/a> i el <strong>Sr. Raul Prieto<\/strong>, director de <a href=\"https:\/\/www.forcadellresidencial.com\/\" target=\"_blank\" rel=\"noopener\">Venda d&rsquo;Habitatges<\/a>. Pel que fa a l&rsquo;<strong>&agrave;mbit Terciari<\/strong> hi ha participat el <strong>Sr. Gerard Plana<\/strong>, director d&rsquo;<a href=\"https:\/\/www.forcadellindustrial.com\/\" target=\"_blank\" rel=\"noopener\">Industrial-Log&iacute;stica<\/a>, el <strong>Sr. Manel de Bes<\/strong>, director d&rsquo;<a href=\"https:\/\/www.forcadelloficina.com\/\" target=\"_blank\" rel=\"noopener\">Oficines<\/a>, el <strong>Sr. Christian Gracia<\/strong>, director d&rsquo;<a href=\"https:\/\/www.forcadellinversor.com\/\" target=\"_blank\" rel=\"noopener\">Inversi&oacute;, S&ograve;l i Obra Nova<\/a>, i la <strong>Sra. Ana Fuertes<\/strong>, directora de <a href=\"https:\/\/www.forcadelllocalcomercial.com\/\" target=\"_blank\" rel=\"noopener\">Locals Comercials<\/a> de FORCADELL.<\/p>\n<\/p>\n<h2><strong>Un any 2022 intens per l&rsquo;economia mundial i per l&rsquo;immobiliari<\/strong><\/h2>\n<p>L&rsquo;informe recull <strong>l&rsquo;evoluci&oacute; del mercat immobiliari <\/strong>en un 2022 certament intens i ple de condicionants, els quals han posat a prova la seva capacitat de resist&egrave;ncia. L&rsquo;inici del <strong>conflicte geopol&iacute;tic a l&rsquo;est d&rsquo;Europa<\/strong>, la <strong>crisi energ&egrave;tica<\/strong> o els <strong>problemes de subministrament de materials per a la construcci&oacute;<\/strong> van comen&ccedil;ar a agitar de manera contundent l&rsquo;economia mundial ara ja fa 9 mesos.<\/p>\n<p>L&rsquo;actual conjuntura, amb uns <strong>tipus d&rsquo;inter&egrave;s<\/strong> disparats i una <strong>recessi&oacute; <\/strong>a tocar condicionen el creixement del <strong>PIB<\/strong> del pa&iacute;s, on el consum privat i la capacitat d&rsquo;endeutament de les fam&iacute;lies posen el focus d&rsquo;alerta principalment en el residencial. Si b&eacute; tots els segments de l&rsquo;immobiliari afronten un moment ple de reptes i desafiaments, l&rsquo;experi&egrave;ncia d&rsquo;&egrave;poques precedents dota el sector de serenitat, el qual ha adoptat una <strong>actitud de prud&egrave;ncia<\/strong>.<\/p>\n<h2><strong>Sector Residencial<\/strong><\/h2>\n<p>L&rsquo;Informe subratlla la major resist&egrave;ncia del sistema bancari actual, en comparaci&oacute; amb 2008, gr&agrave;cies a les reformes post-crisi que es van dur a terme per a una millor regulaci&oacute; amb uns criteris m&eacute;s estrictes. En aquest moment es va generar un cercle vici&oacute;s on <strong>els preus de l&rsquo;habitatge<\/strong> es retroalimentaven amb l&rsquo;augment del <strong>cr&egrave;dit<\/strong>. En un escenari com l&rsquo;actual, de <strong>pujada de tipus d&rsquo;inter&egrave;s<\/strong>, les llars s&oacute;n menys vulnerables que a l&rsquo;anterior recessi&oacute;, quan l&rsquo;immobiliari va ser el nucli de la <strong>crisi<\/strong>.&nbsp;&nbsp;<\/p>\n<p>Al mercat de l&rsquo;<u><strong>habitatge<\/strong> <strong>en propietat<\/strong><\/u>, l&rsquo;informe FORCADELL-UB assenyala que, si b&eacute; al 2021 <strong>l&rsquo;habitatge<\/strong> va ser un actiu paraig&uuml;es, com a norma, <strong>no &eacute;s un bon refugi contra la inflaci&oacute;<\/strong>, a excepci&oacute; de l&rsquo;<em>alt standing <\/em>a pa&iuml;sos emergents amb conjuntures molt espec&iacute;fiques. &ldquo;Si l&rsquo;actual inflaci&oacute; es mant&eacute; elevada provocar&agrave; en un esc&agrave;s per&iacute;ode de temps el tr&agrave;nsit del <strong>mercat residencial<\/strong> de l&rsquo;expansi&oacute; a l&rsquo;estancament o a la recessi&oacute;&rdquo;, segons el <strong>Dr. Gonzalo Bernardos<\/strong>, Director Editorial de l&rsquo;Informe.<\/p>\n<p>D&rsquo;altra banda, tamb&eacute; es destaca que, a difer&egrave;ncia d&rsquo;una d&egrave;cada enrere, els promotors actualment disposen d&rsquo;un &lsquo;comod&iacute;&rsquo;: el gran n&uacute;mero de <strong>fons d&rsquo;inversi&oacute;<\/strong> que desitgen adquirir edificis sencers per a destinar-los al <strong>lloguer<\/strong> (<em>Build to Rent<\/em>). L&rsquo;increment del preu dels materials de construcci&oacute; constitueix un risc for&ccedil;a limitat, doncs pot ser absorbit amb facilitat per un augment de l&rsquo;import dels <strong>immobles<\/strong>. D&rsquo;altra banda, afegeix el Dr. Gonzalo Bernardos que &ldquo;si la demanda d&rsquo;immobles segueix sent molt elevada, <strong>al 2023 es necessitar&agrave; comen&ccedil;ar a edificar<\/strong> com a m&iacute;nim 200.000 pisos per tal d&rsquo;evitar que l&rsquo;<strong>escassedat d&rsquo;habitatge nou<\/strong> escalfi excessivament el mercat de <strong>segona m&agrave;<\/strong>.&rdquo;&nbsp;<\/p>\n<p>Respecte al mercat d&rsquo;<u><strong>habitatge en lloguer<\/strong><\/u>, l&rsquo;Informe apunta que la nova <strong>Llei de l&rsquo;Habitatge<\/strong> provocar&agrave; un trasllat dels inversors cap a una altra autonomia, al mercat comercial de la mateixa comunitat o a una ciutat diferent d&rsquo;on habitualment operen. Assenyala tamb&eacute; que la <strong>disminuci&oacute; de la rendibilitat<\/strong> portar&agrave; a nombrosos <strong>propietaris <\/strong>a abandonar el mercat de lloguer convencional i, a m&eacute;s a m&eacute;s, la reducci&oacute; de la oferta dels propietaris combinada amb la disminuci&oacute; de la mobilitat dels <strong>inquilins <\/strong>generar&agrave; una gran <strong>escassedat d&rsquo;habitatges al mercat de lloguer<\/strong>. &ldquo;En conclusi&oacute;, el control dels lloguers beneficiar&agrave; els actuals inquilins i en perjudicar&agrave; els futurs, aix&iacute; com els propietaris. Despla&ccedil;ar&agrave; <strong>demanda<\/strong> des de l&rsquo;arrendament a la compra i provocar&agrave; pujades addicionals del <strong>preu de venda<\/strong>&rdquo;, afirma el <strong>Dr. Gonzalo Bernardos<\/strong>.&nbsp;&nbsp;<\/p>\n<h2><strong>Sector terciari<\/strong><\/h2>\n<p>Pel que fa al segment terciari, l&rsquo;informe apunta <strong>un 2023 complex<\/strong>, amb molts interrogants. Les claus seran una<strong> reducci&oacute; de la liquiditat <\/strong>dels fons d&rsquo;inversi&oacute;, una elevada pujada dels tipus d&rsquo;inter&egrave;s en un curt per&iacute;ode de temps, un <strong>menor dinamisme econ&ograve;mic<\/strong> i un <strong>augment de l&rsquo;aversi&oacute; al risc<\/strong> per part dels inversors. &ldquo;A la majoria dels segments de mercat, els fons de<strong> <u>inversi&oacute;<\/u><\/strong> <strong>seran m&eacute;s venedors que compradors<\/strong>. No obstant, excepte si necessiten urgentment liquiditat, la majoria dels actius en venda no trobar&agrave; comprador&rdquo;, assenyala el <strong>Dr. Gonzalo Bernardos<\/strong>.&nbsp;&nbsp;<\/p>\n<p>Es despr&egrave;n tamb&eacute; que l&rsquo;augment dels tips d&rsquo;inter&egrave;s tornar&agrave; a fer de<strong> la renda una inversi&oacute; atractiva<\/strong>. Per tant, de manera progressiva, existir&agrave; un <strong>despla&ccedil;ament de capitals<\/strong> des del mercat immobiliari comercial al financer. Els gestors m&eacute;s adversos al risc preferiran l&rsquo;adquisici&oacute; d&rsquo;obligacions emeses al 4% per qualsevol pa&iacute;s desenvolupat que la d&rsquo;un edifici d&rsquo;oficines que ofereixi una rendibilitat d&rsquo;un 5%, segons recull l&rsquo;<strong>informe FORCADELL-UB<\/strong>.<\/p>\n<p>A l&rsquo;<u><strong>Industrial-Log&iacute;stic<\/strong><\/u> es destaca que totes <strong>les naus de lloguer<\/strong> amb un bon estat de conservaci&oacute; i una localitzaci&oacute; propera a <strong>Barcelona <\/strong>i a <strong>Madrid <\/strong>estaran ocupades al 2023. Tamb&eacute; aquelles que es a una ubicaci&oacute; secund&agrave;ria i properes a una de les autovies o autopistes m&eacute;s transitades del pa&iacute;s.&nbsp; L&rsquo;import dels nous contractes d&rsquo;arrendament augmentar&agrave; al voltant del 5%, sent el seu creixement equivalent a la <strong>inflaci&oacute; mitja<\/strong> de 2023.<\/p>\n<p>En <u><strong>Oficines<\/strong><\/u>, el mercat disposar&agrave; d&rsquo;una elevada <strong>nova oferta<\/strong>. El proper any, a Barcelona sortiran m&eacute;s de 200.000 m<sup>2&nbsp;<\/sup>de nova superf&iacute;cie, un volum no observat a cap exercici de la passada d&egrave;cada. La majoria ho far&agrave; al <strong>22@<\/strong>, la ubicaci&oacute; preferida per les empreses recent creades.<\/p>\n<p>Al segment de <u><strong>Locals Comercials<\/strong><\/u>, la <strong>demanda de lloguer<\/strong> es comportar&agrave; millor al centre hist&ograve;ric i comercial de la ciutat que als barris. La clau estar&agrave; en un magn&iacute;fic any tur&iacute;stic i els desitjos de tornar a viatjar per part dels ciutadans de pa&iuml;sos desenvolupats.
