D&rsquo;una banda, aconseguir que el comer&ccedil;, especialment el de barri, es recuperi i no es perdin m&eacute;s negocis derivats de dificultats econ&ograve;miques i dels ERTO&rsquo;s als seus empleats. De l&rsquo;altra, el quid rau en trobar l&rsquo;encaix de la modalitat de renda variable tenint en compte factors com la diversitat d&rsquo;activitats comercials, el volum de capital o la ubicaci&oacute;, entre d&rsquo;altres. &ldquo;El model de renda variable ja s&#039;havia plantejat abans que irromp&eacute;s la pand&egrave;mia per&ograve; no estava arrelant. A dia d&rsquo;avui, els canvis d&#039;aforament, les restriccions, els tancaments, etc. han mostrat que aquest model &eacute;s necessari i viable perqu&egrave; el comer&ccedil; pugui sobreviure&rdquo;, assenyala Xavier Aguilar, Director del <a href=\"https:\/\/www.forcadelllocalcomercial.com\/\" target=\"_blank\" rel=\"noopener\">Departament de Locals Comercials de FORCADELL<\/a>.&nbsp;<\/p>\n<p>Els efectes de la pand&egrave;mia han accelerat la necessitat de trobar una f&oacute;rmula v&agrave;lida perqu&egrave; tots aquells negocis que s&rsquo;hi puguin\/vulguin acollir ho puguin fer, puguin dur a terme la seva activitat amb normalitat i sigui de bon encaix tant per part del propietari com de l&rsquo;arrendatari. <strong>Tenint en compte la diversa tipologia de locals, ja siguin comer&ccedil;os de proximitat, grans cadenes a primeres l&iacute;nies comercials o establiments a centres comercials, &ldquo;cal diferenciar entre ells i fer un &lsquo;vestit a mida&rsquo;, donat que cada circumst&agrave;ncia t&eacute; les seves caracter&iacute;stiques.<\/strong> Als centres comercials o amb grans marques tot &eacute;s mesurable. Es poden introduir moltes variables i la renda variable pot representar una relaci&oacute; entre les parts d&#039;igual a igual. En canvi, al comer&ccedil; de barri, per les seves caracter&iacute;stiques, &eacute;s m&eacute;s dif&iacute;cil considerar certes variables com pot ser el flux de caixa&rdquo;, afegeix Xavier Aguilar.&nbsp;<\/p>\n<p>A Barcelona, l&rsquo;aplicaci&oacute; de la renda variable, segons Aguilar, &ldquo;&eacute;s factible donat que aquest &eacute;s el model que s&rsquo;aplica als centres comercials. En aquestes zones comercials es tenen en compte altres variables com, per exemple, el pas de gent per davant de la botiga (<em>footfall<\/em>) i no nom&eacute;s la facturaci&oacute;. A peu de carrer, la primera dificultat que ens trobem &eacute;s que <strong>el comer&ccedil; est&agrave; molt atomitzat i no disposa de les eines necess&agrave;ries per poder implantar un sistema que permeti comptabilitzar tots el par&agrave;metres i indicadors mesurables<\/strong>&rdquo;.&nbsp;<\/p>\n<p>La renda variable sol aplicar-se en botigues amb vendes auditables pels inquilins perqu&egrave; s&oacute;n m&eacute;s visibles i f&agrave;cils de contrastar. En aquest sentit,<strong> &eacute;s m&eacute;s factible d&rsquo;implantar en lloguers d&rsquo;establiments de grans marques i a carrers comercials principals <\/strong>que no pas al comer&ccedil; de proximitat. Xavier Aguilar, Director del <a href=\"https:\/\/www.forcadelllocalcomercial.com\/\" target=\"_blank\" rel=\"noopener\">Departament de Locals Comercials de FORCADELL<\/a> puntualitza que &ldquo;la part variable mai acostuma a ser una renda variable pura, &eacute;s a dir, el que s&#039;acostuma a fer &eacute;s establir un m&iacute;nim i un m&agrave;xim en cada cas.&rdquo;&nbsp;&nbsp;<\/p>\n<p>Altres factors a tenir en compte a l&rsquo;hora de plantejar una renda variable a mida s&oacute;n la situaci&oacute; de vendes pre i postCovid i la valoraci&oacute; de l&rsquo;immoble, on s&rsquo;ha de tenir en compte si s&rsquo;ha fet una inversi&oacute; de reforma per alguna de les parts (propietat o arrendatari), o no. &ldquo;Considero que <strong>el m&eacute;s determinant &eacute;s valorar si propietat i arrendatari sufraguen a parts iguals els costos per a l&#039;adequaci&oacute; del local o no.<\/strong> Si el 100% va a c&agrave;rrec de l&#039;arrendatari, la renda haur&agrave; de ser m&eacute;s baixa mentre que, en cas que per contra l&#039;arrendatari no hagi hagut d&rsquo;invertir diners en l&#039;adequaci&oacute; del local, la renda en aquest cas podr&agrave; ser m&eacute;s alta&rdquo;, opina Aguilar.&nbsp;&nbsp;<\/p>\n<p>El paper de l&rsquo;espai f&iacute;sic, ja sigui una<em> <strong>flagship<\/strong><\/em><strong> <\/strong>o la pr&ograve;pia <strong>tenda f&iacute;sica<\/strong> de qualsevol negoci comercial, suposa un gran repte a l&rsquo;hora de decidir quina part de les vendes online s&rsquo;han generat a partir d&rsquo;una visita presencial o quines s&rsquo;han efectuat en tenda f&iacute;sica despr&eacute;s d&rsquo;haver estat navegant per l&rsquo;<em>e-commerce<\/em> de la marca en q&uuml;esti&oacute;. &ldquo;<strong>Aquest &eacute;s el problema: com calcular la venda online que genera un local.<\/strong> D&rsquo;altra banda, tamb&eacute; s&rsquo;ha de tenir present l&rsquo;opci&oacute; del <em>click and collect<\/em>, on la venda es fa<em> online<\/em> per&ograve; el client recull el producte a la botiga. &Eacute;s innegable que una botiga genera potencial de marca i, en conseq&uuml;&egrave;ncia, vendes online. Aquest punt &eacute;s molt dif&iacute;cil de calibrar&rdquo;, subratlla Xavier Aguilar.&nbsp;&nbsp;<\/p>\n<p>Donada la complexitat d&rsquo;aplicar un model est&agrave;ndard que apliqui a tots els casos, a propietaris i arrendataris, la conclusi&oacute; &eacute;s que <strong>&eacute;s imprescindible fer a mida cada acord de renda variable<\/strong>. L&rsquo;objectiu d&rsquo;aquest model &eacute;s, en la seva ess&egrave;ncia, mantenir l&rsquo;ocupaci&oacute; dels locals i amb una activitat econ&ograve;mica activa i estable, d&rsquo;inter&egrave;s tant per part de propietaris, arrendataris, administracions i la societat en general. &ldquo;En termes generals i sense entrar en matisos espec&iacute;fics de casos concrets, s&iacute; que es tracta d&rsquo;un<em> win-win<\/em> per les dues parts o, si m&eacute;s no, el que proposa aquest model &eacute;s <strong>mirar d&rsquo;equilibrar les relacions entre arrendatari i arrendador<\/strong>,&nbsp; ja que fins ara eren desiguals&rdquo;, conclou Xavier Aguilar, Director del Departament de Locals Comercials de FORCADELL.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>En l&rsquo;actual context postpand&egrave;mic el mercat de locals comercials a Barcelona s&rsquo;enfronta a dia d&rsquo;avui a un doble repte.
