El client que assisteix a un centre comercial no sempre coincideix amb el d&rsquo;un local a peu carrer. De fet, segons Xavi Aguilar, director de Locals Comercials de Forcadell, &ldquo;la difer&egrave;ncia entre el tipus de client potencial no sols est&agrave; entre un centre comercial i una via comercial, si no que<strong> entre un carrer d&#039;un barri i una altre ens podem trobar amb un p&uacute;blic completament diferent<\/strong>: d&#039;aqu&iacute; ve el nostre estudi exhaustiu dels eixos comercials&rdquo;. Barcelona t&eacute; un total de 22 eixos comercials. Cadascun d&#039;ells s&#039;articula entorn d&#039;una locomotora i t&eacute; un teixit comercial amb identitat pr&ograve;pia.<\/p>\n<h2><strong>Ubicar-se a un centre comercial<\/strong><\/h2>\n<p>Ubicar un negoci en un centre comercial &eacute;s<strong> apostar per una infraestructura que acompanyi i potenci&iuml; la visibilitat del comer&ccedil;<\/strong>. El centre comercial &eacute;s un atractiu en si mateix que aconsegueix captar a una gran massa de gent, especialment si es tracta d&#039;un centre que ha cuidat i potenciat <strong>l&#039;experi&egrave;ncia del client<\/strong>. No obstant aix&ograve;, &eacute;s imprescindible tenir en compte el sector d&#039;activitat del negoci, ja que hi ha sectors que funcionen millor o pitjor en aquest tipus d&#039;establiments. Moda i Restauraci&oacute; s&oacute;n les principals protagonistes dels centres comercials. &ldquo;Aix&ograve; no vol dir que altres sectors no puguin trobar cabuda &ndash;explica Xavi Aguilar-. Per exemple, el sector Gimnasos, en el seu proc&eacute;s d&#039;expansi&oacute;, ha apostat en els &uacute;ltims 2 anys per establir-se tamb&eacute; a centres comercials, ubicaci&oacute; que mai havien contemplat anteriorment i que est&agrave; funcionant molt b&eacute;&rdquo;.<\/p>\n<p>El centre comercial permet, a m&eacute;s, <strong>analitzar a la perfecci&oacute; la compet&egrave;ncia i saber quants negocis hi ha de cadascun dels sectors<\/strong>. Analitzar la compet&egrave;ncia &eacute;s un pas crucial que permetr&agrave; saber si la resta de negocis que envolten al propi atrauran el p&uacute;blic objectiu desitjat o no. Si, per exemple, a l&#039;establiment hi ha 3 botigues de Moda dirigides al p&uacute;blic infantil, no ser&agrave; res desencertat situar al costat una botiga de joguines. De fet, sol ser el propi centre comercial el que decideix quin tipus d&#039;activitats situar, tenint en compte els seus propis estudis de mercat i, per tant, <strong>assegurant un major &egrave;xit del negoci<\/strong>.<\/p>\n<p>A l&#039;hora de decidir en quin centre comercial situar-se &eacute;s important apostar per aquells que hagin fet una<strong> clara aposta per l&#039;experi&egrave;ncia, la personalitzaci&oacute;, la restauraci&oacute; i l&#039;oci i hagin intentat evitar la clonicitat<\/strong>, fets que asseguraran que aquest mantingui bons nivells d&#039;aflu&egrave;ncia durant els pr&ograve;xims anys i, per tant, dinamisme comercial.<\/p>\n<p style=\"text-align:center\">\n<h2><strong>Ubicar-se a un local a peu de carrer<\/strong><\/h2>\n<p>Triar un local a peu de carrer aporta al propietari del negoci major flexibilitat a causa de la&nbsp;<a href=\"https:\/\/www.forcadelllocalcomercial.com\/\" target=\"_blank\" rel=\"noopener\"><strong>gran varietat de locals disponibles<\/strong><\/a> i, per tant, el nivell de rendes que aquest est&agrave; disposat a pagar, fet que repercutir&agrave; directament en el marge de benefici. No obstant aix&ograve;, &eacute;s important tenir en compte que la majoria de propietaris de locals a peu de carrer no estan disposats a vincular el preu del lloguer amb el de les vendes del negoci, fet que s&iacute; que succeeix a molts centres comercials.<\/p>\n<p>En tractar-se de locals ubicats a peu de carrer, el propietari d&#039;un negoci tamb&eacute; sol tenir m&eacute;s<strong> llibertat a l&#039;hora de triar horaris o altres elements com la imatge o la m&uacute;sica<\/strong>. &Eacute;s important tenir en compte que, si b&eacute; l&#039;oferta d&#039;espais disponibles &eacute;s molt m&eacute;s &agrave;mplia que en un centre comercial, trobar el local adequat pot ser m&eacute;s complicat. Es tracta de triar adequadament aspectes com <strong>la via comercial, l&#039;altura del carrer, el costat i ampl&agrave;ria de la vorera, les caracter&iacute;stiques de l&#039;immoble, els negocis que envoltarien la botiga<\/strong>, entre molts altres.<\/p>\n<p>Segons Xavi Aguilar, &ldquo;el local a peu de carrer t&eacute; en definitiva <strong>un repte afegit, que a la vegada &eacute;s una oportunitat<\/strong>: ha d&#039;aconseguir captar l&#039;atenci&oacute; de vianants que, en principi, no tenien pensat anar-se de compres&rdquo;. &Eacute;s imprescindible, per tant, <a href=\"https:\/\/www.forcadelllocalcomercial.com\/ca\/contacte.html\" target=\"_blank\" rel=\"noopener\"><strong>assessorar-se adequadament<\/strong><\/a> per a trobar<strong> la ubicaci&oacute; que m&eacute;s acosti al negoci el seu p&uacute;blic objectiu<\/strong>, tenint en compte que dep&egrave;n del carrer en el qual aquest s&rsquo;estableixi es pagaran rendes que poden anar des dels 12 &euro;\/m&sup2; &ndash;si es tracta d&#039;una segona l&iacute;nia poc comercial- fins als 230 &euro;\/m&sup2; en el cas de zones <em>prime<\/em>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Trobar la ubicaci&oacute; adequada &eacute;s una de les decisions que m&eacute;s pot impactar en el funcionament d&#039;un negoci.
