{"id":19486,"date":"2018-01-05T17:03:00","date_gmt":"2018-01-05T15:03:00","guid":{"rendered":"https:\/\/\/les-6-principals-despeses-a-tenir-en-compte-a-lhora-de-llogar-un-pis\/"},"modified":"2024-09-13T17:04:23","modified_gmt":"2024-09-13T15:04:23","slug":"les-6-principals-despeses-a-tenir-en-compte-a-lhora-de-llogar-un-pis","status":"publish","type":"post","link":"https:\/\/forcadell.com\/ca\/les-6-principals-despeses-a-tenir-en-compte-a-lhora-de-llogar-un-pis\/","title":{"rendered":"Les 6 principals despeses a tenir en compte a l\u2019hora de llogar un pis"},"content":{"rendered":"<p>L&#039;habitatge suposa la principal despesa per a la majoria de fam&iacute;lies, tant per a aquelles que viuen de lloguer com per a&nbsp;aquelles que paguen un cr&egrave;dit hipotecari. <strong>La complexa decisi&oacute; entre comprar o arrendar un immoble<\/strong> dep&egrave;n a la majoria dels casos del desemborsament que el nucli familiar pugui assumir -tant a la fase inicial del contracte com en el transcurs de les mensualitats-; tamb&eacute; influeixen altres raons d&#039;&iacute;ndole cultural, ideol&ograve;gica i ocupacional (feina o estudis).<\/p>\n<p>Segons Christian Gracia, director de<a href=\"https:\/\/www.forcadellresidencial.com\/\" target=\"_blank\" rel=\"noopener\"> l&#039;&Agrave;rea de Comercialitzaci&oacute; d&#039;Habitatges de Forcadell<\/a>, &ldquo;<strong>l&#039;estalvi previ que han de fer les fam&iacute;lies abans de llan&ccedil;ar-se a la compra d&#039;un habitatge suposa fins al 30% del valor de l&#039;immoble<\/strong>&rdquo;.<\/p>\n<p>A qualsevol dels casos &eacute;s important preveure al detall els costos que pugui suposar la compra o el lloguer tant a curt com a mitj&agrave; i llarg termini. En el cas del lloguer, segons Alex V&aacute;zquez, director del Departament de Lloguers de l&#039;&Agrave;rea Residencial de Forcadell, &ldquo;es recomana que el cost mensual de la renda no superi el 40% dels ingressos familiars&rdquo;.<\/p>\n<p>Llogar un pis implica un menor esfor&ccedil; econ&ograve;mic i major flexibilitat per a l&rsquo;arrendatari i, malgrat que el desemborsament inicial que s&#039;ha de fer &eacute;s &iacute;nfim comparat amb el de la compra d&#039;un immoble, s&#039;han de tenir en compte els diferents<strong> costos que s&rsquo;han d&#039;assumir arran la signatura del contracte d&#039;arrendament<\/strong>, que inclouen des del pagament de la fian&ccedil;a i la primera mensualitat fins a la mudan&ccedil;a, el pagament d&#039;impostos, etc&egrave;tera.<\/p>\n<p>A continuaci&oacute;, es presenten les 6 principals despeses que s&#039;han de tenir en compte per llogar un pis:<\/p>\n<ol>\n<li>\n<p><strong>La primera mensualitat<\/strong><br \/>\n\tLa primera despesa que afronta l&rsquo;arrendatari despr&eacute;s de la signatura del contracte d&#039;arrendament &eacute;s la primera mensualitat de lloguer.<\/p>\n<\/li>\n<li>\n<p><strong>La fian&ccedil;a<\/strong><br \/>\n\tLa prestaci&oacute; de la fian&ccedil;a &eacute;s obligat&ograve;ria per llei i el seu import equival al d&#039;una altra mensualitat. T&eacute; com a objectiu cobrir possibles impagaments i desperfectes que l&rsquo;arrendatari pugui ocasionar a l&#039;habitatge al llarg de la seva estada. I malgrat que aquest recuperar&agrave; l&#039;import en finalitzar el contracte, &eacute;s un cost que ha de tenir-se en compte a l&#039;hora de llogar un pis.<\/p>\n<\/li>\n<li>\n<p><strong>Garanties addicionals <\/strong><br \/>\n\tEl propietari pot demanar al seu inquil&iacute; altres garanties a m&eacute;s de la fian&ccedil;a, tals com un aval bancari o un dip&ograve;sit econ&ograve;mic complementari.<\/p>\n<\/li>\n<li>\n<p><strong>Honoraris de la immobili&agrave;ria<\/strong>&nbsp;<br \/>\n\tEn el cas d&#039;haver rebut intermediaci&oacute; d&#039;una ag&egrave;ncia immobili&agrave;ria, l&#039;inquil&iacute; haur&agrave; de pagar en la signatura del contracte d&#039;arrendament els honoraris corresponents a l&#039;operaci&oacute;. En la majoria dels casos &eacute;s una despesa que assumeix l&rsquo;arrendatari.<\/p>\n<\/li>\n<li>\n<p><strong>Impost sobre Transmissions Patrimonials (ITP)<\/strong><br \/>\n\tL&#039;Impost sobre Transmissions Patrimonials &eacute;s un tribut que correspon a l&#039;inquil&iacute; posat que la legislaci&oacute; tribut&agrave;ria ent&eacute;n el fet de viure de lloguer com una adquisici&oacute; onerosa. L&#039;impost es paga una sola vegada i ha de fer-se efectiu en un termini de 30 dies despr&eacute;s de la signatura del contracte.<\/p>\n<\/li>\n<li>\n<p><strong>Alta &nbsp;de subministraments<\/strong><br \/>\n\tEls subministraments de l&#039;aigua, electricitat i gas solen estar donats d&#039;alta en el cas de pisos que ja han estat habitats&nbsp;amb anterioritat i, per tant, nom&eacute;s &eacute;s necessari fer un canvi de titularitat per al nou inquil&iacute; i fer la pertinent domiciliaci&oacute;. Per&ograve; en el cas d&#039;habitatges d&#039;obra nova, s&iacute; &eacute;s necessari donar d&#039;alta aquests serveis b&agrave;sics, tr&agrave;mit que corre a c&agrave;rrec de l&rsquo;arrendatari a la majoria dels casos, per&ograve; que pot ser negociable.<\/p>\n<\/li>\n<\/ol>\n<p>Tamb&eacute; s&#039;han de tenir en compte altres tipus de despeses addicionals que es deriven del lloguer d&#039;un pis que depenen de la casu&iacute;stica de cada arrendatari i propietari: el cost de la mudan&ccedil;a o de moblar el pis, assegurances addicionals que exigeixen alguns arrendadors per cobrir riscos i la taxa d&#039;escombraries, entre d&rsquo;altres.<\/p>\n<p>&Eacute;s recomanable comptar amb<strong> l&#039;assessorament d&#039;un professional abans de signar qualsevol contracte d&#039;arrendament<\/strong> de cara a fixar en aquest les condicions m&eacute;s beneficioses i establir un marc de seguretat per a ambdues parts.
